Staff has reviewed your submittal for 637 COWAN STREET PDP - AND FINAL PLANS, and
we offer the following comments:
ISSUES:

[9/21/04] The legal description provided has an incorrect length for one side of the
easement. Please revise. Also, the deed of dedication needs to be in the format used for
Type II projects, with City Clerk acceptance (see attached).
[5/4/04] A new legal description and sketch for the drainage easement was received, but
the deed of dedication for the easement was not. Please contact me if you need a copy of
the City's standard language again.
[11/7/03] The blank easement dedication language was received, and redlines on it note
the typos and language that needs to be changed. The sketch should not be an exhibit to
the easement dedication. It would also be helpful to consolidate the pages instead of
leaving so much empty space on each page. Recording fees are based on the number of
pages being recorded. When consolidating, however, please retain a 1 ,x4" empty area on
each page for the Larimer County Clerk and Recorder to use.
Original comment:
Please show the drainage easement on the overall utility plan and complete the necessary
dedication paperwork (attached). The legal description must be supplied by a licensed
surveyor in the state of Colorado, and the easement should accommodate any water from
the ROW draining onto this property.

Developer will need to coordinate electric facilities with Light & Power Engineering. The
electric meters will need to be near the N.W. corner of the new duplex.

Light & Power Development Charges, plus electric system modification costs will be charged
to the developer. Given the current information available, these costs will be about
$8000.00.
