Question: (Barry): sidewalk in front of church? Answer: Good idea.. 14. Question: Have the building plans been submitted to the Building Department for building permits? Answer: Not yet. 15. Comment: Satellite dishes, air conditioning compressors etc. need forethought and careful locating. 16. Question: Are you concerned about the high vacancy rate? Answer: No, this will be new, not neglected. It will be very nice and should compete well. 17. Question: On the south elevation, will it be too close to the fence on the south property line? Question: Are there windows for egress from the basement? None is shown on the elevations. Answer: Barry will look into the building permit process and requirements. Question: Will there be a two person limit for each unit? Otherwise there may not be enough parking. Comment: Relieved that basement is considered in parking count. Concern: If there's not enough parking onsite, then overflow will end up crowding the street. Concerned about how.... (sentence not finished) Answer: From a maintenance standpoint, Barry doesn't want to cram too many tenants into the units. That would be a headache. Comment: The project looks nice. Neighbor appreciates the efforts to tie into the historic fabric of the neighborhood. Comment: Neighbor is opposed to the project at Myrtle and Cowan's alley access as the primary access for 28 units. Question: Will there be new fencing? Answer: The existing fencing and landscaping will remain along the property lines. There will be a new fence south of the garage. Question: How will garbage be handled? Answer: Will the typical residential curbside totes. Question: What about curbcuts? Answer: The new curbcut will be in the same place as the existing one except the new one will be a little bit wider. 2 NEIGHBORHOOD INFORMATION MEETING PROJECT: 637 Cowan Street DATE: September,2l; 200 23 APPLICANT: Barry Schram CITY PLANNER: Troy Jones, transcribed by Anne Aspen The Applicant is proposing a new triplex on a vacant lot adjacent to his single family residence on Cowan Street. QUESTIONS, CONCERNS, COMMENTS, RESPONSES 1. Question: How many parking spaces are required? Answer: 1.75 per 2 bedroom unit. 2. Question: What will be the cost per unit? Answer: Barry Schram intends to keep the development in his ownership and rent the 1200 sf, 2 bedroom units for approximately $800-850 per month. Barry says he is not looking to become a large quantity landlord. 3. Question: Will the units generate enough income to keep up the maintenance? Answer: Yes. It's early enough in the process that Barry has not thought that issue through thoroughly yet, but it would be in the owner's interest to maintain the property. 4. Question: Will irrigation be required? Because there are a lot of narrow grass strips, it seems like it would be hard to maintain. Answer: Irrigation will help. 1
