On behalf of our client with the above referenced project, we request a variance to the
City's Standard Design Criteria. Per the City of Fort Collins Land Use Code, Sec.
3.2.2.K.a and c, 2 bedroom, attached multi -family dwelling units shall have a minimum of
1.75 parking stalls each and detached single-family dwelling units shall have a minimum
of 1.0 parking stalls each. Per the aforementioned standards, parking requirements for
this site would be 6.25 (rounded to 7) stalls. Six off-street parking stalls have been
provided for this project (please see attached).
There are several reasons for providing just six parking spaces for this site. First, the
physical size of the site presents difficulties in providing an additional parking space.
Since parking is provided at the rear of the existing single-family dwelling, only five spaces
will fit (the garage counts as the sixth space). Second, an additional space would
complicate traffic flow in the drive and parking areas. The only available space for an
additional parking space would be behind the existing garage or in front of the existing or
proposed dwellings. This additional space would present hazzards to pedestrians and
other motorists because of sight constraints and turning movements.
In conclusion, full compliance with the Standard Design Criteria would impose undue
hardship in developing the site. It is our opinion that the proposed design will adequately
meet the intent of the standards for the health, safety and welfare of the public.
