not needed for a tri-plex based on the building code and we also are not required to have an he

# 18: The width of the existing R.O.W. has been labeled.
# 20:Utilities are now shown and clearly labeled.
Department: Transportation
# 27: A patio area has been added to the back entrance connecting it to the parking per Troy
Jones' suggestion to meet this requirement.
Department: Zoning
# 4: On sheet L-I there is now a chart that depicts the proposed units as well as the labels on the
buildings.
# 7: Dimensions have been added as requested.
# 8: Another street tree cannot be added because of an existing gas line that is now clearly shown
and labeled.
# 9: Only one tree was added for the parking lot landscaping because there is a lot of existing
vegetation in this area that did not show up in the survey. For example: there are established
grape vines along the north property line as well as large multi -stem shrubs. Photos of this can be
provided.
# 11: Shrubs are now shown and labeled on sheet L-1 and the plant count on sheet L-2 includes
these shrubs.
# 12: Bart' Schram spoke with Rick Lee on 9/23/03 concerning handicap parking and it was
determined that no he parking is required because the building does not require accessibility.
# 13: See reply to #9.
# 14: Bicycle parking has been added off the South East corner of the garage.
# 16: Gravel is now being speed for the planting beds but wood mulch is still recommended
around each new planting to conserve moisture and reduce heat near the new plants.

637 Cowan Street PDP Final
After reviewing the comments provided by the city of Fort Collins, dated July 25, 2003,1 offer the
following responses and changes to the site and landscape plans:
Department: Current Planning
# 43: Each building has been correctly labeled and the project name now refers to the street
address.
# 47: The width of the drive is 18' up to the R.O.W. and then tapers to 10' wide concrete ribbon
drive.
# 48: Building outline has been darkened.
# 49: Per your suggestion, patio pavers have been added in front of the garage connecting the
back entrance to the parking area.
# 50: The term `duplex' has been removed.
# 51: All redlines on this sheet have been addressed.
# 52: The area to the west of the house is fairly tight already and will receive traffic from
residents, I do not agree with putting a tree in this location. A tree cannot be added in the tree
lawn near the south property line due to a gas line. This line is shown more clearly and labeled.
The area between the parking area and the north property line already has existing mutli-stem
trees and established grape vines. I do not want to crowd this area or shade the existing
vegetation.
# 53: A table has been added to sheet L-1 that summarizes the proposed units and the parking
requirements.
# 54: Stairs are now shown.
# 55: There will be a motion -controlled light installed on the north side of the garage as well as a
porch light near the back entrance similar to the one on the existing residence.
# 58: All property boundaries have been labeled and dimensioned as well as building distances to
property lines.
