The variance for the driveway width has been approved, but the variance request was not stamped. The request
is being returned so that it can be stamped then returned with the next submittal (for City files). Please note the
variance approval on General Note 48. Also, FYI, this minimum width of 18' is required within the ROW only.
9.25.03 - The stamped variance request wasn't returned. Please do this.

The sanitary sewer easement existing across the property to the west only allows for one sewer. A new
easement will be needed to put additional sewer services across their property.

intends to grant this variance, but needs an accurate variance request to do so.

As discussed in the meeting yesterday, if the driveway is proposed to have a cut-out grassy area within the
ROW, please submit a variance request in accordance with LCUASS 1.9.4.

[1117/03] The blank easement dedication language was received, and redlines on it note the typos and language
that needs to be changed. The sketch should not be an exhibit to the easement dedication. It would also be
helpful to consolidate the pages instead of leaving so much empty space on each page. Recording fees are
based on the number of pages being recorded. When consolidating, however, please retain a 1"x4" empty area
on each page for the Larimer County Clerk and Recorder to use.
