BOX 270887 FT. COLLINS, CO 80527 Staff has reviewed your submittal for 637 COWAN STREET PDP/FINAL - TYPE I (LUC) #21-03, and we offer the following comments: ISSUES: Department: Advance Planning Issue Contact: Karen McWilliams Topic: General Number: 79 Created: 11 /21 /2003 (1117103) Much improved. Does meet neighborhood compatibility standards (3.5.1) as for as Historic Preservation is concerned. Department: Current Planning Issue Contact: Troy Jones Topic: General Number: 78 Created: 11 /21 /2003 (11/21/03) The architectural revisions look great. Number: 80 Created: 11 /21 /2003 (11 /21 /03) As soon as you bring us a letter of intent for the easement or the easement itself, we can schedule the public hearing for this item. The next available hearing date is January 15, 2004. We will need the letter or easement by December 26, 2003 to be on the agenda for this hearing. Department: Engineering Topic: General Issue Contact: Katie Moore Number: 64 Created: 9/25/2003 (11/6/03) Please remove the smaller barricade detail that doesn't meet LCUASS. Original comment: The Type III barricade construction should follow the detail in LCUASS. Please revise your detail. Number: 65 Created: 9/25/2003 (11 /6/03) REPEAT; This item must be resolved prior to scheduling a public hearing. Original comment: The sanitary sewer easement existing across the property to the west only allows for one sewer. A new easement will be needed to put additional sewer services across their property. Number: 72 Created: 10/9/2003 (11 /6/03) The variance request was received, but references the wrong standard to be varied. The City intends to grant this variance, but needs an accurate variance request to do so. Original comment: As discussed in the meeting yesterday, if the driveway is proposed to have a cut-out grassy area within the ROW, please submit a variance request in accordance with LCUASS 1.9.4. Number: 73 Created: 10/9/2003 [1117/03] The blank easement dedication language was received, and redlines on it note the typos and language that needs to be changed. The sketch should not be an exhibit to the easement dedication. It would also be helpful to consolidate the pages instead of leaving so much empty space on each page. Recording fees are based on the number of pages being recorded. When consolidating, however, please retain a 1"x4" empty area on each page for the Larimer County Clerk and Recorder to use.
