COLLINS, CO 80527 Staff has reviewed your submittal for 637 COWAN STREET PDP - TYPE I (LUC) #21-03, and we offer the following comments: ISSUES: Department: Engineering Issue Contact: Katie Moore Topic: General Number: 65 Created: 9/25/2003 5/21/04 - A letter of intent was received. Prior to signing mylars, a copy of the completed easement will be required. It 1/6/031 REPEAT; This item must be resolved prior to scheduling a public hearing. Original comment: The sanitary sewer easement existing across the property to the west only allows for one sewer. A new easement will be needed to put additional sewer services across their property. Number: 73 Created: 10/9/2003 [5/4/04] A new legal description and sketch for the drainage easement was received, but the deed of dedication for the easement was not. Please contact me if you need a copy of the City's standard language again. It lf7/031 The blank easement dedication language was received, and redlines on it note the typos and language that needs to be changed. The sketch should not be an exhibit to the easement dedication. It would also be helpful to consolidate the pages instead of leaving so much empty space on each page. Recording fees are based on the number of pages being recorded. When consolidating, however, please retain a VA” empty area on each page for the Larimer County Clerk and Recorder to use. Original comment: Please show the drainage easement on the overall utility plan and complete the necessary dedication paperwork (attached). The legal description must be supplied by a licensed surveyor in the state of Colorado, and the easement should accommodate any water from the ROW draining onto this property. Number: 81 Created: 5/4/2004 [5/4/04] The letter from the developer to the adjacent property owner to the north states that the sewer would go through their property, but the utility plans still show the sewer going directly west. Please revise the utility plans. Number: 82 Created: 5/4/2004 [5/4/04] The variance requests for the driveway width (reduction to 10') and for a 1x4-foot area of driveway within the ROW not to be paved have been approved.
