Remove the ID sign from the site plan. The sign code regulates the location of the
sign, not the site plan. Especially since the location on the site plan doesn't comply
with the sign code.

Need to list the proposed use on the site plan. The narrative explains that it's a
convenience shopping center, but the narrative doesn't get recorded. Need to state
use on the plan.

Need 1 tree per 40' along the north lot line per Sec. 3.2.1(E)(4).

Per definition of "convenience shopping center", a bank is a permitted "secondary" use
in the center, and can only have limited drive -up facilities. I question whether or not
the proposed bank is a secondary use, and I don't think 3 drive -up lanes qualifies as
"limited drive -up facilities".

Need to show building envelope dimensions and setback to McMurry.
Number: 16 Created: 4/8/2003
Building doesn't appear to comply with build -to -line standards in 3.5.3(13)(2). Building
can be no more than 15' from McMurry ROW.

It appears that the 4' wide sidewalk connection from McMurry only serves the rear
entrances of a part of the building. What's the purpose of the walk?
Number: 18 Created: 4/8/2003
In the event that a determination is made that 3 drive -up lanes does not violate the
definition of "convenience shopping center", there does not appear to be adequate
room for stacking of vehicles.

Water Supply: Commercial - No commercial building can be greater then 300 feet
from a fire hydrant. Fire hydrants are required with a maximum spacing of 600 feet
along an approved roadway. Each hydrant must be capable of delivering 1500 gallons of
water per minute at a residual pressure of 20 psi. 97 UFC 901.2.2.2

I'm still unclear as to the uses for this site. I see the bank drive-thru listed on the

know if these estimates truly reflect the intended uses for this site.

Technical Services had the following comments:
1. Boundary Closes
2. McMurry is spelled wrong on the plat (not McMurray).
3. Sight Distance Easement Note is not needed.
4. Plat name needs to be consistent, "2nd" in title v. "second" in "legal'. (Assuming
should be "2nd" to be consistent with other documents).

It appears that the sidewalk running along the south side of the building will be on top
of the retaining wall running along the south. Is this intended? The retaining wall
appears to have close to a two foot drop at its maximum. .

The utility plans show numerous utilities within the sidewalk to be constructed. These
are obstacles that cannot be located on a sidewalk and require separation from the
sidewalk in accordance with LCUA55 Figure 16-L The sidewalk needs to be realigned
and/or utilities relocated. It is my understanding that City utilities are attempting to
coordinate with the amount of utilities in the area. Any discussion should also involve
meeting sidewalk separation from these utility appurtenances.

It doesn't appear that the ultimate design of Harmony Road (three through lanes) was
accommodated into the site design. Please use the information provided on the
"Harmony Road - Lemay Avenue to I-25 Horizontal Alignment" (C1-237) to
accommodate for the future widening, providing right-of-way dedication and
establishing setbacks from future edge of pavement. Additional right-of-way may be
needed and the location of the building may need to be changed to ensure the 80'
setback along the Harmony corridor.

3.6.3(F) of the Land Use Code requires a local street connection along the eastern
boundary of the site for future development to the east. In discussion between
Transportation and Planning staff, alternative compliance to this section was viewed as
acceptable, provided a bike/ped connection stub to the property is provided.
