facilities and other services within the proposed development meet the
standards for such layouts and services as specified of the Land Use Code.
C. The proposed Gamble Subdivision Replat is in compliance with Section 3.3.1(C)
Public Sites, Reservations and Dedications in that:
1) An applicant shall be required to dedicate rights -of way for public streets,
drainage easements and utility easements as needed to serve the area being
platted. This criteria is already satisfied in that North Loomis Street already
meets minimum the right-of-way width standards.
5. Findings of Fact/Conclusion:
A. The proposed Gamble Subdivision Replat contains a permitted use in the LMN —
Low Density Mixed -Use Residential District.
B. The proposed Gamble Subdivision Replat meets the procedural requirements
located in Division 2.1 - General Procedural Requirements, Division 2.2 -
Common Development Review Procedures for Development Applications, and
Section 2.4 - Project Development Plan located in Article 2 - Administration.
C. The proposed Gamble Subdivision Replat meets the plat requirements located in
Section 3.3.1 - Plat Standards located in Article 3 - General Development
Standards.
RECOMMENDATION:
Staff recommends approval of the proposed plat of Gamble Subdivision Replat, File#
15-03.

This property was annexed into the City as part of the West Side Addition Annexation in
January of 1887. The site constitutes lots 9, 10 and the south 20 feet of lot 11 of the
original West Side Addition.
2. Purpose of the Replat:
The purpose of proposed Gamble Subdivision Replat is to reconfigure the one 12,600
square foot lot into two lots 6,300 square feet in area each. Staff has determined that
there is no detriment to the surrounding lots by the platting of this lot into two lots.
3. Article 2 - Administration:
The proposed plat of Gamble Subdivision Replat, complies with the applicable
requirements of the LUC, specifically the procedural requirements located in Division 2.1
- General Procedural Requirements, Division 2.2 - Common Development Review
Procedures for Development Applications, and Section 2.4 - Project Development Plan
located in Article 2 - Administration.
4. Article 3 - General Development Standards:.
The proposed plat of Gamble Subdivision-Replat, complies with the applicable
requirements of the LUC, specifically the plat requirements located in Section 3.3.1 -
Plat Standards located in Article 3 - General Development Standards.
A. The proposed Gamble Subdivision Replat is in compliance with Section 3.3.1(A)
General Provisions in that:
1) The subdivision plat will be filed and recorded only after having been
approved by the Director of Planning, with such approval evidenced in writing
on the plat and signed by the City Clerk.
B. The proposed Gamble Subdivision Replat is in compliance with Section 3.3.1(B)
Lots in that:
1) Each lot has direct vehicular access to a public street (North Loomis Street),
and the side lot lines are substantially at right angles to the street lines.
2) The proposed Gamble Subdivision Replat is surrounded by existing
development. The general layout of lots, roads, driveways, utilities, drainage

PROJECT DESCRIPTION:
Currently, the parcel at 425 North Loomis Street is a single parcel 12,600 square feet in
size. The applicant intends to create two legal lots, both 6,300 square feet in size. One
lot will continue to contain the existing house at 425 North Loomis Street. The second
lot is intended to create a legal lot for the historic house that was recently moved to the
property. Both lots are proposed to be 45 feet in width, and 140 feet in depth.
RECOMMENDATION: Approval
EXECUTIVE SUMMARY:
The proposed Gamble Subdivision Replat would create two lots, both of which would
contain a permitted use in the NCM — Neighborhood Conservation Medium Density
District. The proposed Gamble Subdivision Replat meets the procedural requirements
located in Division 2.1 - General Procedural Requirements, Division 2.2 - Common
Development Review Procedures for Development Applications, and Section 2.4 -
Project Development Plan located in Article 2 - Administration.The proposed Gamble
Subdivision Replat meets the plat requirements located in Section 3.3.1 - Plat Standards
located in Article 3 - General Development Standards.
