COLLINS, CO 80521 Staff has reviewed your submittal for GAMBLE SUBDIVISION REPLAT - TYPE I (LUC) #15- 03, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Troy Jones Topic: General Number: 14 Created: 4/24/2003 The Engineering Department needs the location of necessary easements to be determined and reflected on the plat. If access is to be taken off the street in the form of a shared driveway, an access easement will need to be provided to give each property owner the right to use the driveway. Otherwise you can have two separate driveways, one on each lot. The other option would be to go through the process of designing and improving alley improvements along the back of these lots to the nearest street. Also, the curb stops that Water/Wastewater mentioned will need to be in an easement. Also, Engineering wants to review utility plans (and proposed landscaping) in order to determine where utility lines are, whether the landscaping shows adequate separation from those utilities, and whether or not those utilities will need any easements. Any necessary easements will need to be dedicated on the plat. See Engineering comment #9, and Engineering Redlines. Number: 15 Created: 4/24/2003 Once Engineering has reviewed the requested 5 copies of the utility plans and commented to, you on them, we can schedule the plat for the public hearing. Prior to the hearing, revise the plat drawing to reflect all comments. After the hearing the hearing officer will render a written decision within 10 business days. Once that written decision is given, revise the plat document to reflect any outstanding comments or conditions placed on the approval, and bring in the mylar to be recorded. To ensure adequate landscape separation from utilities, please show landscaping (trees and shrubs) on the utility sheet.
