The proposed project is commonly known as Gamble Subdivision Replat, File 15-03. Currently, the parcel at 425 North Loomis Street is a single parcel 12,600 square feet in size. The applicant intends to create two legal lots, both 6,300 square feet in size. One lot will continue to contain the existing house at 425 North Loomis Street. The second lot is intended to create a legal lot for the historic house that was recently moved to the property. Both lots are proposed to be 45 feet in width, and 140 feet in depth. Both the Hearing Officer and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. In accordance with the Fort Collins Land Use Code, owners of property within 500 feet of the site are notified of this hearing by mail. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
