Their response letter states that the revised site plan shows the building envelope dimensions. However I don't see them. Number: 18 Created: 4/8/2003 REPEAT COMMENT: The way the drive -up is configured, I don't see how the stacking can accommodate more than 1 vehicle for 3 drive -up "windows". I don't believe that's acceptable. Original comment: In the event that a determination is made that 3 drive -up lanes does not violate the definition of "convenience shopping center", there does not appear to be adequate room for stacking of vehicles. There are several significant comments that must be addressed prior to this item going to a Planning and Zoning Board public hearing. Another round of review may be necessary; however, it is possible that this item could be scheduled for either a July 171h or August 71h public hearing if the main issues can be resolved auickly. If another round of review is going to be done then the proposal is subject to the 90-day revision re -submittal requirement (from the date of this comment letter, being June 18, 2003) as set forth in Section 2.2.11(A) of the Land Use Code. Be sure and return all of Your red -lined plans when you re submit The number of copies of each document to re -submit is shown on the attached Revisions Routing Sheet. Why is a grated inlet at the manhole not possible to drain flows from that swale into the pipe rather then allowing flows to go over the pipe outlet into the swale? Good job on addressing most of my comments. This item is ready for hearing from my perspective. Topic: Storm 1 Profile Number: 76 Created: 6/12/2003 Please reverse the direction of Storm Sewer 1 profile so that the plan and profile views are in the same direction. Topic: Utility Plans Number: 54 Created: 4/17/2003 Please make sure that telephone company (US West or Qwest) is OK with the storm sewer being in their easement. If the tree needs to be trimmed up also keep in mind that an 8' clearance is required from walk to the canopy. Please add a 4' walk through the median from the back parking stalls to the bldg.'s main entrance (see red lines). Page 4 (6/11] Please remove any indication of right-of-way (14.12') being dedicated on Harmony Road. After further internal discussion, it was decided not to require the additional right-of-way dedication along Harmony Road due to the current right-of-way being able to accommodate the future edge of pavement and the 80' setback incorporating sidewalk and landscaping. By not requiring the right-of-way dedication, issues regarding CDOT approvals are no longer needed. Number: 46 Created: 4/17/2003 Ensure that the title to all the plans read as Golden Meadows Business Park 2nd Filing. [6/11/031 The site, landscape (and possibly building elevations) only have the label of "Golden Meadows 2nd Filing". Because this is the actual name of an existing filing, "Business Park" should be added. Reference detail on sheet 8. Page 3 clearly and distinctly separate from the drive-thru area, located on or within the building. There now, however, are two #12 notes. Number: 67 Created: 6/12/2003 A public access easement, behind the street right-of-way, is needed for the two sections of sidewalk along McMurry Avenue that meander outside of the right-of-way. The easement must be included on the subdivision plat. Number: 68 Created: 6/12/2003 Will the existing tree (evergreen?) on the east side of the meandering sidewalk along McMurry Avenue impede bicycle and pedestrian movement along the sidewalk? If so, measures must be taken to ensure that this impediment does not occur. Number: 69 Created: 6/12/2003 The bicycle rack at the northeast corner of the building must be labeled on the Site & Landscape Plans. Also, will it accommodate the number of bicycles to satisfy the 5% requirement set forth in Section 3.2.2(C)(4)(a) of the LUC? If not, another rack may have to be provided at the west end of the building, near the Plaza Area. Number: 70 Created: 6/12/2003 The Building Envelope must be dimensioned (scaled distance) from at least 2 adjacent property lines and currently it is shown dimensioned only from the line along East Harmony Road (the 80' setback line). Please show a dimension from either the east or west property line, or both. Number: 71 Created: 6/12/2003 Per Transportation Planning's comment, please add a north - south sidewalk connection in the island in the center of the parking lot to provide a pedestrian connection from the north tier of parking to the front of the building. This is shown on a red -lined Site Plan that is being forwarded to you. Department: Engineering Issue Contact: Marc Virata Topic: Genera/ Number: 36 Created: 4/16/2003 It doesn't appear that the ultimate design of Harmony Road (three through lanes) was accommodated into the site design. Please use the information provided on the "Harmony Road - Lemay Avenue to I-25 Horizontal Alignment" (C1-237) to accommodate for the future widening, providing right-of-way dedication and establishing setbacks from future edge of pavement. Additional right-of-way may be needed and the location of the building may need to be changed to ensure the 80' setback along the Harmony corridor. There a few minor comments being made on a red -lined plan that is being forwarded to you. Topic: General Number: 72 Created: 6/12/2003 The bank drive-thru area at the east end of the building, as shown on the Landscape Plan, is a vehicular use area that requires a 5' landscaped setback from the lot line. This is set forth in Section 3.2.2(J) of the LUC. Please see the copy of the red -lined Landscape Plan being forwarded to you. Number: 73 Created: 6/12/2003 Shade trees are required at a 40' spacing along the east property line, as shown on the red -lined Landscape Plan being forwarded to you. Number: 75 Created: 6/12/2003 The proposed building is proposed to be in excess of 40' in height. The Shadow Analysis Plan that was submitted for review, in accordance with Section 3.5.1(G) of the LUC, would indicate that the building will not have a substantial adverse impact on adjacent properties. However, the information needed to satisfy Sections 3.5.1(G)(1)(b)2 - a visual analysis and 3.5.1(G)(1)(b)3 - a summary of the key conclusions of the shadow and visual analysis were not submitted. Please provide this information to me as soon as possible.
