Zoning — Peter Barnes:
15. The building envelope has been dimensioned and additional dimensions have been shown
on the site plan.
18. The bank drive-thru has been reconfigured to allow for fewer lanes and less stacking.
The ATM lane has been relocated so that ATM customers do not have to wait in line to
withdraw cash. By relocating the ATM, the stacking has been reduced and drive -up
facility is smaller. Additionally, the drive-thru traffic runs in a clockwise direction as
noted on the site plan.

Engineering — Mark Virata:
36. The Plat and Plans have been revised to remove any right of dedication on Harmony
Road.
46. The title to the landscape plan, site plan, and elevations has been changed.
59. All land outside of the building envelope (including the walk along Harmony) is
a drainage, utility, access and emergency access easement per the Plat.
Natural Resources — Doug Moore:
79. Tree protection notes have been added to the landscape plan and the General Note sheet
of the utility plans.
Police — Joseph Gordon:
78. Lighting — The lighting on the south and west sides of the building will comply with the
code regarding minimum light levels for safety. Typically, the building mounted or
decorative lighting is not included on the photometric plans. These detailed lights are
designed with the building permit drawings and are considered part of the construction
document set. Rarely does the lighting consultant show decorative lights on the plan,
because the photometric plan is a macro study of the site lighting. All decorative lights
will be cut off wall sconces or under canopy lights and they will comply with the
standard of .7 fc at 30 feet.
Stormwater — Basil Hamdan:
77. The proper detail is now referenced for the field collar.
55. The minor swale design has been added to the grading plan. It is not possible to have
this swale drain to the rim of the proposed manhole on the east because the west end of
the swale would not be able to drain the existing tree / utility area at the intersection of
McMurry and Harmony (fill is not allowed because of the existing features).
76. The plan view has been rotated so that the plan and profile of the 36" pipe are in the
same direction.
54. The US West easement (along the east property line) does not have a storm sewer within
it. The 36" pipe will be in an existing drainage and utility easement and does not need
the utility company's approval.
Transportation Planning — Tom Reiff:
63. An additional bike rack has been added at the west end of the building.
64. I have coordinated with the city forester and that tree will be removed.
65. The walk has been added.
Water Wastewater — Jeff Hill:
28. Thank you for indicating the location of the conflict. The more utilities there are, the
harder it is to find all of the potential conflicts. The tree has been moved away from the
utility.
60. Abandonment note has been added.

RE: Response to comments letter, for GOLDEN MEADOWS PDP
Dear Steve,
Based on the meeting that you and I had on July 8, 2003, we have chosen to route the
submittal for one last expedited review, prior to our P&Z hearing on August 21. Our goal
in doing this is to be able to submit mylars immediately following the hearing. It is our
hope that staff can review the minor site changes and discuss the project in about two
weeks. Please refer to the following responses to staff comments for any clarification.
We have routed copies of the plans to:

Current Planning — Steve Olt:
74. Refer to the building elevations for revisions. Areas noted without poche' and
questions regarding lack of banding are accent brick masonry. These areas have been
modified and accent masonry is now delineated by a different masonry poche'. Final
colors have not been selected, however, consistent with the rendering displayed at the
neighborhood meeting, we are proposing a brown or red hue field brick with a
contrasting tan brick accent.
72. Landscaping has been added in the 5' landscape setback
73. The trees have been added, but we have had to move them farther away from the
property line because of an existing easement. Additionally, we have planted the
trees in clusters, which is allowed according to the code.
75. All of the requested information regarding the shadow analysis has been added
66. There are no longer two #12 notes
67. Refer to the plat for the access easement. All land outside of the building
envelope (including the walk along Harmony) is a drainage, utility, access and
