The existing water line which extends into the site is a"PRIVATE" line. This line is fed by a master meter located
adjacent to City Park Road. No meter or meter pit is required on this building and no fire hydrant will be
allowed on the end of this existing water line.

Number: 7 Created: 7/24/2003
Note the back-up distance between rows of parking spaces in the easterly parking area.
Number: 8 Created: 7/24/2003
On the landscape plan, Note #1, states that planted areas are to be xeriscape or irrigated, but the plants
listed aren't xeriscape will need to be irrigated unless someone plans on handwatering for the first few years -
which is probably unlikely - Please review this
Number: 9 Created: 7/24/2003
Need to put in trees or shrubs at the end of the parking aisles and in the islands between spaces.

A drainage easement will be required for oil limits of the detention ponds. These can be done by separate
document if no replat is to occur.

Please provide details for the water quality outlet structures on the plans. An outlet structure similar to the
City's standard would be preferred. They can be a smaller version and would provide a better design
regarding aesthetics and space usage. An area inlet in the middle of the pond sticking out of the ground
may be less appealing visually.
Topic: Floodplain
Number: 21 Created: 8/4/2003
Susan Hayes 8/4/03
1) Plat - It appears the plat is being revised so it must show the new floodplain boundary for the
Canal Importation Basin. Add an additional note noting the date of the floodplain.mapping so as
not to cause confusion with the 1990 certification stating the site is not in the floodplain.
2) Drainage Report
a) Please clarify whether or not the building foundation is slab -on -grade. If it has a crawl space
or basement, the regulatory flood protection elevation is measured at the lower level, not at
finished floor.
b) On Page 1 please call out this is in the Canal Importation floodplain.
c) The Anderson report gave a range of regulatory flood protection levels since it was not known
yet the exact location of the structure. Based on the given building location, the base flood
elevation (BFE) must be calculated at the western edge of the building and this elevation
stated in the report. The regulatory flood protection elevation is then calculated by adding 18
inches to the BFE. Please clarify in the report how you arrived at the elevation of 5040.35 for
the regulatory elevation.
d) In the report include a table showing: City BFE at upstream (west) end of structure, regulatory
base flood elevation, lowest floor elevation and lowest elevation of proposed HVAC
equipment.
e) State in report that a floodplain use permit is required prior to construction, along with a $25
permit application fee. A permit is required for both the building as well as any site work done
in the floodplain. One permit can be submitted and reviewed now for all work, or two permits
can be submitted, one for the site work (submitted prior to beginning site work) and one for
the building (submitted at time of building permit application).
f) State in report that' a FEMA Elevation Certificate must be completed and approved for the
building structure prior to the release of the CO.
g) Add statement to the report that this site is in compliance with City Code, Chapter 10,
Floodplain Regulations.
3) Utility Plans/Grading Plan
a) Show: 100-year floodplain and shallow flooding area, model cross-section lines and BFE
lines. (All labeled)
b) Include a table showing: City BFE at upstream (west) end of structure, regulatory base flood
elevation, lowest floor elevation and lowest elevation of proposed HVAC equipment.
c) Add note to the plan that a floodplain use permit is required prior to construction, along with a
$25 permit application fee. (See note above under report section. If a permit has already
been approved during the review process this note can state that a permit has already been
completed.)
d) Add a note to the plan that a FEMA Elevation Certificate must be completed and approved for
the building structure prior to the release of the CO.

Lighting levels around trash enclosure should be 0.5 fc or greater. Also, the lilac at the southwest corner of the
trash enclosure creates a potential safety problem - suggest using a lower growing evergreen (not over 3' @
maturity).
