Please provide more detail for the outfall into the Poudre River and include all proposed construction details like flared -
end sections, riprap, etc.
A 20-foot wide off -site drainage easement is also required for the outlet storm sewer. If there is already an easement
for the existing storm sewer, it would have to provide 10-feet on either side of the proposed storm sewer to be used.
This scenario is unlikely and a new easement is probably required.
On -site drainage easements are also required for all drainage structures including storm sewers and detention ponds
up to the 100-year WSEL.

1. It seems (although it is not really possible to tell) that your calculations reflect completed conditions, not
"during construction" conditions with your BMP's. Please clarify.
2. The main site is protected, I did not see any protection to the north of the main detention area to protect
the pipeline constructions there????
3. Your report calls for seeding and mulching, please put a note on the plan to that effect and indicate the
area(s) that are to be so treated.
4. The outlet of the detention pond shows "inlet protection". There should be some clarification to this,
what is to be utilized there (straw bales will not work).

[6/15/041 Can the chain link fence along Wood Street be vinyl coated? This will improve the appearance and reduce
glare off the fence.
With the potential of Building C not being completed, a groundcover should be considered for the building area. Also,
the landscaping was designed with the idea that this building would be built and provide screening for this area, several
trees may need to be planted in the rear of the building envelop to provide screening if the building is not built.
Please add a note indicating that the "Rails to Trails" easement will be vacated prior to the issuance of a building permit
for Building C.
