The table illustrates how the amount of trees (proposed and existing) located between the proposed facility and the adjacent streets exceed the amount of trees required by the Land Use Code. Trees required by LUC Along Vine Drive 8 Along Wood Street 20 6% of Vehicle Use Area 26 Tree stocking along Building B and C 6 Total Required 60 Trees located between the proposed facility and Vine Drive and Wood Street 61 (proposed and existing trees) In conclusion, we feel the placement of the required trees in the buffer area meets and exceeds the intent of the Land Use Code as well as satisfying a key neighborhood concern. End of Request Alternative Compliance Request - Full Tree Stocking Page 2 of2 Alternative Compliance Request - Full Tree Stocking Fort Collins Vehicle Storage Buildings Section 3.2.1 D (1) (c) and 3.2.1 E (5) Full Tree Stocking Purpose: The intent of this section is to "provide screening and mitigation of potential conflicts." Alternative Compliance Request Along the west side of Buildings B and C we request alternative compliance for full tree stocking as defined in section 3.2.1(D)(1)(c) of the Fort Collins Land Use Code. We are also requesting alternative compliance concerning the landscape requirements for vehicle use areas laid out in Section 3.2.1(E)(5) of the Fort Collins Land Use Code. Section 3.2.1 D (1) (c). We request alternative compliance for the full tree stocking tree requirement on the west facade of Buildings B and C. Trees have been intentionally left out of the area in order to accommodate future development conceptually planed by the city (see attached conceptual master plan). The area to the west of the site is owned by the City therefore the omission of the required tree planting along the western facade of Building B and C will have no negative impacts on private property owners in the surrounding area. In lieu of planting the required number of trees along the western facade of Buildings B and C, we propose adding the required tree quantity to the landscape buffer between existing residential and the site. This would better meet the intent of the Land Use Code by placing the required trees in an area that screens the industrial type use of the proposed site from the adjacent residential (refer to the table below for tree requirements). Section 3.2.1 E (5) We are also requesting alternative compliance concerning the landscape requirements for vehicle use areas laid out in Section 3.2.1(E)(5) of the Fort Collins Land Use Code.. Due to the type of vehicles used at the facility and the nature of the use, trees planted within the paved or gravel area would be knocked over and destroyed. In addition, the waterline to the south of Building A prevents a large portion of the area west of Building A from being planted with trees. Similarly, the same waterline goes in between Building B and C preventing trees from being planted there as well. At the neighborhood meeting, the major concern was providing adequate screening between the neighbor's homes and the new facility. We propose taking the trees and landscape required by the land Use Code in vehicle use areas and placing them along the perimeter of the site to increase the landscape buffer and help to further screen the site from public view. This alternative better serves the intent of the Land Use Code by providing a more substantial buffer than is required by more thoroughly screening the adjacent residential from the proposed use.
