COMMENTS:

The surrounding zoning and land uses are as follows:
N: UE; existing single family residential (Tefft Acres Subdivision)
S: UE; existing single family residential (Tefft Acres Subdivision)
W: POL; City -owned, future southwest community park site
E: UE; existing single family residential (Tefft Acres Subdivision)
This property was annexed into the City as part of the South Taft Hill Seventh
Annexation in May, 2003.
The property was subdivided as Lot 9 of the Tefft Acres Subdivision in Larimer
County (date unknown).
2. Purpose of the Subdivision:
The purpose for the replatting of Lot 9 of the Tefft Acres Subdivision is to create
two legally subdivided lots on a property that presently is one lot in the
subdivision. The replat will create two lots, both fronting on Moore Lane, with Lot
9A being 2.37 acres in size and Lot 9B being 4.71 acres in size. The expressed
intent of the applicant is to construct a new single family residence on Lot 9B at
some time in the future; however, no site layout or building plans for a new
structure are being reviewed at this time. The existing single family residence will
remain on Lot 9A. Staff has determined that there is no detriment to the
development plan associated with the platting of two lots.
