Subdivide an existing 7.079 acre parcel with an existing residential structure into two parcels. The
northerly parcel (Lot 9A) will surround the existing residence and is 2.371 acres. The southerly
parcel (Lot 9B) will be 4.708 acres and will become a future site for one single family structure.
Zoning
Zoning is Urban — Estate (UE).
Dens'
The existing parcel has a density of 0.14 Dwelling Units / Acre. The addition of one structure on
the additional lot will increase the density to 0.28 Dwelling Units I Acre.
Phasing
There is NO phasing proposed as part of this project.
Utilities
There are NO utility improvements needed as a result of this project. Electric, telephone and gas
services are adjacent to this site. A water main is existing along the west side of Moore Lane.
Tapping this water main will not involve disruption of the existing pavement.
Street
Moore Lane is paved adjacent to this property
present time.
Grading, Drainage and Erosion Control
NO street improvements are proposed at the

flood plains. The property has NO evidence of inundation or erosion due to runoff. The existing
irrigated native grasses will be maintained.
