Box 1190 Fort Collins, CO 80522-1190 RE: Comments on Sanctuary West PDP — City of Fort Collins Referral Dear Christie: Thank you for your review and comments on Sanctuary West PDP. We would like to respond to two of your comments in your May 21, 2008 Memorandum. In particular, comments number 2 and 3. Comment 2: Care should be taken to insure that any historically south and east flowing drainage from Green Acres development onto this project is not bermed or impounded by proposed grading in the on site detention ponds. Historic drainage paths must be preserved. Green Acres Subdivision drains to the north. Currently, there is no runoff from Green Acres Subdivision that drains south onto Sanctuary West PDP. When Larimer County constructed the Hollywood Irish Pond, they created the existing berm located on Sanctuary West PDP just south of Green Acres Subdivision. The proposed improvements includes shifting the top of the berm to the north while maintaining the same top of berm elevation. This will create less runoff from the open space portion of Sanctuary West that will drain toward Green Acres. Comment 3: In the submitted preliminary drainage report, please revised sub -basin H so it releases at no greater than historic rates to the north into un-incorporated Larimer County. Please also provide water quality measures for this sub -basin. Sub -basin H will drain north into the County's Hollywood -Irish Detention Pond and then north into the East-West Retention Pond located on Sanctuary West PDP. The East-West Retention Pond was sized for the runoff from sub -basin H. The East-West Retention Pond was also sized to provide stormwater quality treatment for sub -basin H. 1
