That portion of that certain parcel of land described in deed recorded at Book . Page_
on file in the Office of the Clerk & Recorder of Larimer County. Said portion is located in the
northeast quarter of Section 9, Township 7 North, Range 69 West of the 6w Principal Meridian,
Larimer County, Colorado and described as follows:
That 9 feet of property that is along the eastern edge of the property line adjacent to Brairwood
Road, beginning at Laporte Avenue at the south border of the property and running to the
north property line adjacent to the Sanctuary West Subdivision.
rrRMANENT DEED OF EASEMENT
KNOW ALL PEOPLE BY THESE PRESENTS:
That Alan Alumbaugh as Owner (Grantor) of 2216 Laporte Avenue in the City of Ft. Collins,
Larimer County, State of Colorado for and in consideration of $500 and other good and
valuable consideration in hand paid, do hereby grant and convey in perpetuity to the City of
Ft. Collins, a permanent Utility Easement, described in Exhibit A for the purpose of
constructing underground utilities lines.
RESERVING, however, to the Grantor, its successors, and assigns the right to utilize and enjoy
the above described providing the same shall not interfere with the utility lines and providing
further that the Grantee or it's designated agent will have at all times and all seasons, the right
of free ingress and egress to the above described easement and further providing that the
Grantor shall not erect or obstruct the above described easement and the Grantee shall not be
liable for their removal if they are so placed.
The Grantor does hereby covenant with the Grantee that Grantor is lawfully seized and
possessed of the property, the Grantor has good and lawful right to convey said property or
any part thereof, the property is free of all encumbrances which would interfere with the
Grantee's full use of this easement for the purposes for which it is granted, and the Grantor
will forever warrant and defend the title there against the claims of all persons whomsoever.

Reception No.20080000153 on file in the Office of the Clerk & Recorder of Larimer County. Said
portion is located in the northeast quarter of Section 9, Township 7 North, Range 69 West of the
6w Principal Meridian, Larimer County, Colorado and described as follows:
The western 10 feet of property belonging to William Patrick Phillips that is along the western
edge of the property line adjacent to Brairwood Road, beginning at Laporte Avenue at the
south border of the property and running north to the Vittano property line which is adjacent
to the Sanctuary West Subdivision.

DEED OF DEDICATION FOR EASEMENT

being the owner of certain real property in Larimer County, Colorado legally described as
2212 Laporte Avenue, Ft. Collins in the Larimer County Records, in consideration of Ten Dollars
($10.00) in hand paid, receipt of which is hereby acknowledged, and other good and valuable
consideration, does hereby dedicate, transfer, and convey to the City of Fort Collins, Colorado, a
Municipal Corporation, for public use forever a permanent easement for Slope, Grading and Utilities
in the City of Fort Collins, County of Larimer, State of Colorado, more particularly described on
Exhibit "A" attached hereto and by this reference made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort
Collins will not accept the duty of maintenance of such easement.

border of the Vattano property and running to the Vattano north property line adjacent to the
Sanctuary West Subdivision.
