concerns than a benefit. These small ponds can be removed which will also allow the

that these flows are no longer to be detained and show in the table that is provided in the
text of the report. The proposed flows entering the irrigation ditch will still be much lower
than the existing flows into the ditch.
The East Pond has been removed and the Drainage Study has been revised accordingly.

staff to explore project modifications that will eliminate BFE rises. It is recommended a
meeting be scheduled as soon as possible to explore all options and discuss creative
solutions as soon as possible.

on off -site property.
[10/13/091 On the overlot grading plan, notes and some spot grading needs to be
included to show how the low flows entering the property from the private pond to the
west will not flow into this proposed water quality detention pond. A constant low flow
will cause problems to the proposed detention ponds.
[9/26/08] The south water quality pond is proposed within a wetland and will have
problems with ground water. The pond will fill full of water and flow down to the retention
pond where there is no outfall. This will cause both the water quality pond and the north -
south retention pond to fill with 3 feet or more of water. The pond can not hold water for
more than 72 hours, so this is a problem and needs to be resolved.

English Oak needs to be specified as Skymaster English Oak on the plant list.
Add these Planting notes:
• A permit must be obtained from the City forester before any trees or shrubs as
noted on this plan are planted, pruned or removed on the public right-of-way. This
includes zones between the sidewalk and curb, medians and other city property.
This permit shall approve the location and species to be planted. Failure to obtain
this permit may result in replacing or relocating trees and a hold on certificate of
occupancy.
The project manager shall contact the City Forester to inspect all street tree
plantings at the completion of each phase of the development. All trees need to
have been installed as shown on the landscape plan. Approval of street tree
planting is required before final approval of each phase.

station them.
[10/10/081 Station all driveway intersections in both plan and profile views. If you don't
want to station both sides of the driveways, you station one side only and put a typical
driveway intersection detail on each sheet of the P&Ps showing the one side stationed
and dimension out the typical width of the driveway. That way you would only have to
station both sides of atypical driveways.
A typical detail was added per your previous comment for the front load single family
lots. Stationing for the duplex driveways has been added.

areas. That is the only way we can see that the min/max cross slope requirements are

present a safety concern. That's a pretty good fall off the side of that wall - either place
handrails to prevent that or create a series of walls that step down instead. Please work

best design options.

and provide the bow, tow information. If over T, then we'll need a typical section on the

[5/5/08] Barton row needs to be dedicated all the way to the existing property line so
that a separate tract of land isn't dividing the row and Sanctuary West. Conversations
with Vignette indicated that the school district was going to dedicate this area to the
development to be owned and maintained by this development. Either solution is fine,
the plans just need to reflect the option you are going with and all appropriate letters of
intent received prior to scheduling the hearing.
[3/20/08] Offsite row, slope & utility easements are required for Barton through the
school property. Offsite slope easements may be required for the Webb Ave street stub
depending on where the 4:1 slope ends. Offsite slope and utility easements are required
to complete the Briarwood connection to LaPorte. An offsite access easement will be
required for the sidewalk through the small lot on the north side of the large detention
pond. In order to go to hearing, only letters of intent from the affected property owner is
required. The actual easement itself will be required during FC and prior to plan
approval.
A copy of the parcel dedication has been submitted to the city previously and is included
with this submittal.

[10/15/09] Thank you for the estimates however they are a little early. There will be the
need to update them with the next round of review. Hang on to them for now until we're
ready for mylars and then we can review them once we're sure nothing is changing.
[10/8/08] Please provide an estimate for the design and construction of Webb Avenue to
the property line for our review and approval. I will email you a template to use.
[10/30/07] This project is responsible for the design and construction of Webb Ave to the
property line plus 500' of offsite preliminary design. At minimum, Webb Ave must be
constructed to the PC's (including the ped ramps) and type III barricades must be
provided. If any portion of the road is not constructed (from the PCs to the PL), then this
development is required to escrow the cash necessary to complete the street. An
estimate for our review and approval will be required in FC and that number will go into
the development agreement to be paid prior to the first building permit. Also, need to
watch whether the street is tipping up or down because the drainage has to either stay
on site or a drainage easement from the offsite property owner will be required.
