Hello Steve,
A couple things maybe you can bring up at the meeting on Wed, 10/31/07, with the developer. One
concern is lights at night - related to the "dark skys" initiative to try and keep the skies dark at night by
minimizing glare from any street type of lighting. I know that the city does not regulate what is done on
'private drives', and there will be a private drive just next to our back (east) property line. I know that the
few property owners on this side of the development are worried about lights from streets, houses (the
duplexes), cars driving on that private drive - perhaps you could convey these concerns to the developer.
One way to alleviate some of the light coming into our currently dark back yards would to be planting of
narrow junipers or arborvitae along with the 6' fence on the west side of the develpment. Another would
be to NOT have street type lighting on this private drive.
Another concern is how will trash be handled within the development. I know, I know, the city is wary of
trying to regulate trash haulers but I wonder if the developer can take into consideration reducing the
traffic from trash trucks by having the HOA provide dumpster sites for the duplexes and have them on the
streets, not the private drives. This would reduce wear and tear on the HOA streets (private drives) and
provide easier pick up for the trash haulers, maybe making for cheaper hauling fees... and certainly
keeping things a bit quieter for the people living there.
I know that the North West Sub Area Plan is 'just" a set of "guidelines". However ... a lot of effort went
into those guidelines, effort of residents / property owners / city staff / county staff, and a lot of thoughtful
and workable ideas were collected and presented. I believe that it will be important for the developer to
put forth whatever effort necessary to meet the goals of the guidelines. This development is the first to be
done with the new NWSA guidelines officially in place. What happens in the here and now of this
development will set precedent for any future developments. I know that those of us who put forth effort to
let our needs be known will be watching, and hoping that these guidelines will not be put aside because
they are not "official" development regulations.
