[12/27/05] The horizontal control plan species curb return radii of 13' for the driveway out to Drake Road. Per LCUASS standards, 20' is required. We may entertain a smaller radius than standards, but further follow up is needed. A stamped request is attached. Number: 30 Created: 12/27/2005 [1/31/06] Carried over for reference: [12/27/05] We will need a legal description of the emergency access easement shown on site after hearing for evaluation prior to obtaining a deed of dedication for the easement. A legal description for the emergency access easement and utility easement will be provided under separate cover. The justification included the pertinent utility providers except Qwest, which will need to be verified prior to sign off on the variance request. [12/27/05] The development is not providing for a 15' utility easement behind the right- of-way on both Drake and College as is typically required per City standards.
