[12/21/05] Are the water/sewer services being replaced/renewed at the same
location as the existing services? If not, show location of existing services and add
appropriate notes regarding abandonment at the mains.
Comments from Current Planning
The Lighting Plan indicates that the wall -mounted fixtures are further described as
+10-0" A.F.F. Please indicate what this means on the plans.

Staff has reviewed your submittal for SINCLAIR REDEVELOPMENT, COLLEGE &
DRAKE, THE DRAKE SHOPS PDP - TYPE I, and we offer the following comments:
ISSUES:

[1/31/06] The variance request to reduce the curb return radii will need to be
stamped but is otherwise acceptable.
[12/27/05] The horizontal control plan species curb return radii of 13' for the
driveway out to Drake Road. Per LCUASS standards, 20' is required. We may
entertain a smaller radius than standards, but further follow up is needed.

[12/27/05] We will need a legal description of the emergency access easement
shown on site after hearing for evaluation prior to obtaining a deed of dedication for
the easement.

[1/31/06) The applicant provided a variance request which is required to be
stamped. The justification included the pertinent utility providers except Qwest,
which will need to be verified prior to sign off on the variance request.
[12/27/05] The development is not providing for a 15' utility easement behind the
right-of-way on both Drake and College as is typically required per City standards.
The applicant will need to provide information from all the utilities indicating that they
have no objection to not providing the utility easement corridors.
