Comments from Current Planning:
1) As mentioned at our project review meeting on December 21, 2005, please add
more glazing to the west elevation.
The Elevations have been updated to indicate the above.
2) Enclosed please find the approved architectural elevations for the Minor Amendment
that approved the conversion of Eckerd's to Walgreen's. This was approved on October 21,
2004. Please match the Walgreen's exterior materials and colors to the maximum extent
feasible. Note that the awning color is "Forest Green." Also, note the cornice detail. The
detailed cornice is how this building complies with having to provide a distinctive top.
The Elevations have been updated to indicate the above.
3) There are five trees along the perimeter of the parking lot that are only three feet
from the curb. Suggest adding wheel stops to prevent larger vehicles from damaging these
trees.
Trees have been moved back 4 feet from face of curb. Trees align with parking
striping so that cars parking between the stripes will not interfere with trees.
4) Please add the enclosed General Notes to the Site Plan.
The Site Plan has been updated to indicate the above.
5) The parking lot light fixtures do not match Walgreen's. Enclosed please find the
approved Lighting Plan for Walgreen's so you can match the specification, and mounting
height, for the parking lot lights.
The Photometric Plan and related Details / Information has been updated to match the
Walgreen's light fixtures.
6) There is excessive illumination around the immediate building perimeter. Foot-
candle measurements ranging from five to eight are unnecessarily bright for any practical
purpose. Further, such levels are in sharp contrast to the roadway lighting which may
contribute to driver distraction. As a remedy, either the eight '1313" fixtures must be reduced
to four, or each lamp must be reduced from 100 watts to 50 watts.
The Photometric Plan and related Details / Information has been updated to conform
with the above request.

print - the sumac will have a sidewalk encroachment problem - SF (@ north drive entrance)

Would recommend revising plant materials on north to lower, smaller foot prints to avoid site
distance problems and conflicts with pedestrians.
The willow and sumac symbols have been enlarged to represent final size, and have
been moved back off the sidewalk to avoid conflicts with pedestrians and sight lines.
These shrubs fall outside the 15'Visibility Curbcut Offset.
Plant abbreviation SF on plan has been reflected in the plant list (typo. SP changed to
SF).

this site. The existing off -site water quality pond is in a drainage easement and can be
allowed to be utilized for this site even without owner approval. Every attempt should be
made to notify and work with the property owner, but due to existing drainage patterns
already flowing onto this property and a drainage easement granted to the City for the pond,
this site can modify the pond to include the required water quality volume.
The applicant requests a meeting with the stormwater department to discuss this
issue.

way on both Drake and College as is typically required per City standards. The applicant
will need to provide information from all the utilities indicating that they have no objection to
not providing the utility easement corridors.
The utility companies have been contacted and have tentatively agreed to a 5' utility
easement along Drake Road. A variance request has been included for routing and
official approval.

control box, this is not the case and needs to remain as it's part of the photo radar system.

tower along Drake Road. It appears on the drawing to be situated in the middle of the
sidewalk but is located further north. This should be revised on all the drawings to make it
more evident that the pedestrian sidewalk path along Drake Road is not as compromised as
it appears.
The location of the tower has been field verified and located accordingly on the plans.

Drake Road. Per LCUASS standards, 20' is required. We may entertain a smaller radii then
standards, but further follow-up is needed.

curb return radii of 15' has been depicted and a variance requested.
