Department: Zoning Issue Contact: Peter Barnes Topic: zoning Number: 5 Created: 8/5/2003 [2/6/04) Based on the new calculation of 694 square feet (s.f.) of meeting space, 11 parking spaces are required on site and/or on the State Farm Insurance site. How many spaces are there on the State Farm site? The site plan should contain additional information relevant to the square footage in order to determine how many parking spaces are required. For example, how much of the 1326 s.f. main floor will be considered to be meeting room(s)? The required number of parking spaces will be based on the square footage of the meeting rooms. This square footage should not include kitchen, bathroom, halls, closets, etc. Required parking is 1 space for every 4 "seats". Since there won't be fixed seating, it is based on building code occupancy as determined by the square footage of the meeting room - 1 person for every 15 square feet. For instance, a 50.0 s.f. meeting room results in an occupancy of 33 people. Parking is then determined by dividing 33 people by 4, which equals 8.25 parking spaces (rounded up to 9). Also, the site plan lists the floor area of the building as 1327 square feet plus 612 square feet. where is the 612 square feet? Is it in the basement or on a second floor? This project is being scheduled for the March 18, 2004 Planning and Zoning Board public hearing. The hearing starts at 6:00 p.m. and an agenda for the hearing will be available Monday, March 8`h. All of the above comments and concerns will have to be satisfactorily addressed prior to City staff recording mylar (reproducible) plans after the hearing. Please be sure and return all red -lined plans with any re -submittal. This is not the case. Please address the original comment below: Original Comment: Please accurately scale, label, and dimension the sidewalks, parkways, street right-of-way, etc. on the Site Plan. Number: 12 Created: 8/19/2003 [2/2/04] The response to this comment from.the applicant was that parking will not be allowed in this driveway, and that it would be left as -is. If the driveway is not to be used, it needs to be closed, the concrete removed, and new curb and gutter installed along the street to match the existing curb and gutter. Please show this on the plans. Original comment: To keep the single parking stall off of Wayne, the length needs to be increased to 19, measured from the back of walk toward the house so that a car parked there will not overhang and block the sidewalk. Can the manhole be lowered to achieve this? What is the manhole for? If 19, cannot be provided, then this parkinq space and curb cut need to be removed.
