HomeMy WebLinkAboutDIANE LOUISE JOHNSON CULTURAL CENTER - PDP - 24-03 - CORRESPONDENCE - (7)RESPONSE TO STAFF PROJECT REVIEW Department: Transportation Planning - Mark Jackson Number 8 Since we have revised the number in the group size we are allowing to use the Diane Louse Johnson Cultural Center at one time, we feel there will be no reason to be concerned about parking spaces available. Group size will be 12 people maximum. Number 9 As far as bicycle parking is concerned, there are 5 wrought iron hand rails around the building that handle bicycles to be locked. If this is not acceptable we will install bicycle -parking per code. RESPONSE TO STAFF PROJECT REVIEW Department: Stormwater Utility - Wes Lamarque Number:.' 7 The Webbers agree to fill out the application for a-_i.floodplain use permit and pay the $25.00 permit fee in order -`to have the handicap ramp and fencing installed when weather permits for this work to be done. (Phone conversation with Wes Lamarque 1/23/04) RESPONSE TO STAFF REVIEW Engineering - Katie Moore Number: 10 After a telephone conversation on November 20, 2003, in.which we requested that the city would not require us to dedicate the Right of Way and easements, Katie Moore said they would discuss the matter. She called us on November 25, 2003 and told us that it would not be necessary to dedicate the ROW and easement on Mulberry Street. Number.: 11 N/A Number: 12 We will not allow parking in the 8' wide concrete driveway, therefore we will not lengthen the driveway. The manhole was a coal delivery chute for furnace coal. Zoning - Peter Barns No. 3 "Place of Assembly" has been stated on the Site Plan No. 4 The contextual site plan was improperly marked. It should have stated that the location of the cultural center is at the corner of Mulberry Street and Wayne Street rather than the use of an asterisk. Since we have revised the number in the group size we are allowing to use the cultural center at one time, we will not need to use parking at other locations except for the possible occasional use of the State Farm Insurance Company parking lot. This is located at 1124 W. Mulberry Street and the owner of this business, Mr. Daryl Alesander has written a letter of agreement which is included in this report. Group size is 12 people. No. 5 The following is the square footage considered to be meeting rooms: Living room - 318 sq. ft Total sq. ft. - 694 Dining room - 1:67• sq. ft. sun room - 77 sq. ft. West Point room 132 sq. ft. -3- Response To Staff Project Review (cont.) Natural Resources - Doug Moore No. 14 N/A Poudre Fire Authority - Michael Chavez No. 15 and 16 The upstairs area of the Diane Louise Johnson Cultural Center will not be available to guests. There are two fire extinguishers on the main floor. There is a.security system installed in the building which provides for fire alarm to the fire department as well as the security system with First Class Security Systems. Police - Joseph Gerdom No. 13 There are porch lights at the door on Mulberry Street and at the door on Wayne Street which turn on at dusk'and turn off at dawn automatically. (Note above burglary alarm system) There are motion dector double lights at all 4 sides of the Diane Louise Johnson Cultural Center. These were installed by Russell Electric Company. Stormwater Utility - Wes Lamarque No. 7 The Webbers agree to comply with the floodplain use permit regulations which require filling out an application and paying a $25.00 permit fee. This is required_ for the installation of a handicap ramp and additional fence to be installed when the weather permits. Traffic Operations - Eric Bracke No. 1 N/A -2- Response To Staff Project -Review (cont.) Utilities - Len Hilderbrand No. 17 r' We have no questions or concerns about the gas lines. Engineering - Katie Moore No. 10 After a telephone conversation with Katie Moore concerning our request that we should not be required, to dedicate Right of Way and easements, she agreed after consulting with her supervisor, that this would not be necessary. No. 11 N/A No. 12 We will not allow parking in the 8' wide concrete driveway Light & Power - Janet McTague No. 6 We do not expect any changes in electric needs. RESPONSE TO STAFF PROJECT REVIEW Issues: Current Planning - Steve Olt No. 18 The Diane Louise Johnson Cultural Center will be used for small meetings, 12 people maximum. These meetings will be board of directors of organizations, committee meetings from retired citizens groups, a place to interview a prospective employee, students of all ages can come here for a quiet place to read or study, a family may have a birthday, or anniversary dinner or desert and coffee. These are a few of the types of groups that will call for a reservation to use the center free of charge. At that time we will advise the caller that they should car pool in order to meet the parking regulations. We expect no impact or conflict. No. 19 All of the existing vegetation is identified in the "Landscape Plan Statement". This includes the street tree in the parkway area between the 2 curb cuts on Wayne Street. All fences are shown on the Site Plan including the proposed fence. (Shown in red) No. 20 We have revised the number of the size of the gatherings and therefore we do not feel there is need for concern for parking spaces. In the instance that for some reason the neighbors have used our parking spaces we have obtained permission from Mr. Daryl Alexander at 1124 W. Mulberry to use his parking lot which he has for his State Farm Insurance Company Office. He has provided a letter to address this agreement. No. 21 We are in agreement that there are 2 parking spaces on the property. We will not allow parking in the 8' wide concrete driveway. Note: We hired Ancar Construction Inc. to install 2 handicap bars beside the toilet in the bathroom on the main floor.
