Dear Resident:
On Thursday, December 4, 2003, at 4:30 p.m., at 281 North College Avenue, Fort Collins, CO. 80524,
the Current Planning Director of the City of Fort Collins will hold a public hearing to consider a
development proposal in your neighborhood. The project is referred to as Eckerd Drug at College and
Drake, Project Development Plan, #25-03.
This is a request to demolish the three existing buildings associated with the Inn at Fort Collins and
construct a new retail store with a drive -through lane. In addition, the commercial building at 111 East
Drake would be demolished as well. The commercial building at 117 East Drake would remain. The
Sinclair gas station is not part of the request.
The new drug store would be 13,824 square feet in size. The site is located at the southeast corner of
South College Avenue and Drake Road.
As an infill project, the parcel is bounded by the Sinclair gas station, Moot House restaurant, one small
commercial building (117 East Drake Road), and existing single family homes in the Thunderbird Estates
First Subdivision that front on Harvard Street. The site is 2.47 acres in size and zoned C, Commercial.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this
matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal.
If you are unable to attend the public hearing, but would like to provide input, written comments are
welcome.
The list of affected property owners for this public meeting is derived from official records of the Larimer
County Assessor. Because of the lag time between occupancy and record keeping, or because of rental
situations, a few affected property owners may have been missed. Please feel free to notify your
neighbor of this pending meeting so all neighbors may have the opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no guarantee this item
will be heard on the date advertised. For the benefit of those attending the meeting, the Board typically
sets their schedule at the beginning of the meeting.
