Show and label location of relocated curb stop and meter pit on the north end of this project. See site, landscape and utility plans for other comments. Department: Zoning Issue Contact: Peter Barnes Topic: zoning Number: 4 Created: 8/6/2003 [10/22/03] Their response letter points out that there is a 5' to 6' high wall that will remain. However, Sec. 3.2.1(E)(4)(a) states that the screen wall SHALL be 6' in height. Since they are proposing to keep a wall that is less than 6', a modification will be required or alternative compliance per Sec. 3.2.1(N) must be approved. The landscape buffer along the east lot line adjacent to the residential is not adequate screening. Per Sec. 3.2.1(E)(4)(a) of the LUC, a 6' high fence or wall is required in addition to the plantings. Number: 5 Created: 8/6/2003 [10/22/03] They have provided a 5' wide strip of grass on the resubmittal. However, grass alone does not satisfy the requirements of 3.2.1(E)(4). A minimum 5' wide landscape strip is required along the east side of the parking lot adjacent to the existing commercial at the north end per 3.2.2(J) and 3.2.1(E)(4)(a). Be sure and return all of your redlined plans when you re -submit. Department: Transportation Planning Issue Contact: Tom Reiff Topic: Transportation Number: 66 Created: 10/28/2003 [10/28/03] The new walkway connecting Thunderbird to the proposed Eckerd store will need to be well marked where it crosses the drive aisles by using pavement treatments, signs, striping, signals, lighting, etc... It is recommended that the drive aisle crossings be striped to comply with this section of the code [LUC 3.2.2 (C.5.b)] Please see red lines. Provide a copy of the offsite easements needed to construct the proposed sanitary sewer service as well as the abandonment of the existing services. Number: 59 Created: 10/28/2003 [10/28/03] It appears that the new pavement shown on the frontage road will not have a steep enough cross -slope. The cross -slope of new pavement should be as steep or steeper than that of the existing pavement in this instance. Also, the pavement cut should occur at the middle of the lane, approximately 6' from the curb, instead of 2' from the curb. Number: 62 Created: 10/28/2003 [10/28/03] Regarding the driveway onto Drake: The underwalk drains need to be moved outside of the curb returns and the ramps need to be a minimum of 6' wide instead of 4' wide. Number: 65 Created: 10/28/2003 [10/28/03] On the previous redlines on the detail sheet, I questioned whether the driveover curb detail should be added. It was added, but the dimensions don't match the dimensions noted elsewhere on the plans. If this is not the correct detail, please provide a detail of the curb that is existing and is to be matched. Page 3 to Thunderbird be removed. If the closing does not occur with this project, please note on the plans that it may happen in the future. If the closing occurs with this project, .then the parking setbacks from the frontage road will no longer be needed. Please note all variances in the general notes on the utility plans. Original comment: The driveway cut onto Drake does not meet the minimum separation distances both from the adjacent driveways and from the nearest streets (the required distance is 460'). Please explore consolidation of the driveways on Drake to share access with adjacent properties. The TIS says that the driveways will be consolidated (page 8 under paragraph III). Original comment: Parking does not meet the parking setback requirements under LCUASS Figure 19- 6. The setback from Drake should be 75 feet, while the setbacks along the frontage road and Thunderbird should be 50' from the flowline of the road to the edge of the first parking stall.
