HomeMy WebLinkAboutECKERD DRUG, COLLEGE & DRAKE - PDP/FDP - 25-03 - SUBMITTAL DOCUMENTS - ROUND 1 - ALTERNATIVE COMPLIANCE REQUESTBHA Design Incorporated 4803 Innovation Drive Fort Collins, CO 80525 Alternative Compliance Request Eckerd Drug PDP 1 Land Use Code Section 3.2.2 Access, Circulation and Parking Purpose. This section is intended to ensure that the parking and circulation aspects of all developments are well designed with regard to safety, efficiency and convenience for vehicles, bicycles, pedestrians and transit, both within the development and to and from surrounding areas. Sidewalks or bikeway extensions off -site may be required based on needs created by the proposed development. We are seeking approval of an alternative compliance request to the maximum parking requirements set forth in section 3.2.2(K)(2)(a). The following is a list of alternative compliance criteria found in sections 3.2.2(K)(3)(b) and how the project meets or exceeds those requirements. The current parking allowances for the three uses on site are as follow: General Retail (13,824 sf) 55 parking spaces Moot House (5600 sf) 56 parking spaces General Retail (2200 sf) 8 parking spaces Total of parking 119 spaces The parking for the Moot House has been in place for a number of years. It has been found to be necessary to adequately serve the patrons and is an existing condition. The proposed new Eckerd's Drugstore will provide only the number of spaces permitted under the Land Use Code. Because of the similarity of use hours, both facilities will peak in use in the evenings and require their own parking spaces. Therefore it is important to maintain the historic pattern while adding the new land use and incorporating the new parking ratios for the new use. So, while the total parking ratio of the PDP is in excess of the currently permitted ratio, in fact, the new use is in compliance and the historic use is retaining its parking based on its historic needs. The proposed parking plan will not cause the Moot House to be further out of compliance with the current Land use Code. We appreciate your review of this request.
