Subdivision located in the Northwest Quarter (NW 1/4) of Section Twenty-five (25), Township Seven North
(T.7N.), Range Sixty-nine West (R.69W.), Sixth Principal Meridian (6 h P.M.), City of Fort Collins, County
of Larimer, State of Colorado, more particularly described by metes and bounds as follows:
BEGINNING at the Southwest Corner of Lot 6 of said Thunderbird Estates Sixth Filing and assuming the
East line of Lots 4-6 of said Thunderbird Estates Sixth Filing to bear North 00°05'42" East, a grid bearing of
the Colorado State Plane Coordinate System, North Zone, North American Datum 1983/92, a distance of
360.00 feet with all other bearings herein relative thereto;
THENCE North 89054' 18" West along the South line of said Lot 6 (said South line of Lot 6 also being the
North line of Thunderbird Drive as laid out and designated on the plat of said Thunderbird Estates Sixth
Subdivision) a distance of 82.00 feet to the West line of the East 82.00 feet of said Lots 5 and 6;
THENCE North 00005'42" East along the West line of the East 82.00 feet of said Lots 5 and 6 a distance of
209.65 feet to the South line of said Lot 4;
THENCE South 89°51' 14" West along the South line of said Lot 4 a distance of 167.93 feet to the West line
of the access road as laid out and designated on the plat of said Thunderbird Estates Sixth Subdivision;
THENCE North 00004' 57" East along the West line of said access road a distance of 15.00 feet to the South
line of said Lot 4;
THENCE South 89°51' 14" West along the South line of said Lot 4 a distance of 30.00 feet to the East ROW
line of South College Avenue:
THENCE North 00°04'57" East along the East ROW line of South College Avenue a distance of 135.00
feet to the North line of said Lot 4;
THENCE North 89°51' 14" East along the North line of said Lot 4 a distance of 150.00 feet to the West line

THENCE North 00004'57" East along the West line of said Lot 2 a distance of 139.00 feet to the South

THENCE North 89°51' 14" East along said South ROW line of Drake Road a distance of 100.00 feet to the

THENCE South 00°04'57" West along the West line of said Lot 3 a distance of 139.00 feet to the North line
of said Lot 4;
THENCE North 89°51' 14" East along the North line of said Lot 4 a distance of 29.97 feet to the East line of
said Thunderbird Estates Sixth Subdivision;
THENCE South 00005'42" West along the East line of said Thunderbird Estates Sixth Subdivision a
distance of 360.00 feet to the North line of Thunderbird Drive and the POINT OF BEGINNING.

easements of record or as now existing on said described parcel of land.
