The project strives to embrace the principles of L.U.C. to create an appropriate and
appealing streetscape. The building sits on elevated land that makes it visible from the
adjacent streets. The building edges are set as close as possible to the right-of-way of the
streets. This is meant to address the pedestrian who will enter the site through both ends,
which provide handicapped access, and through the plaza on the south side. The plaza
will include a terrace that has the potential of being an outdoor dinning or coffee shop
area. The buildings are oriented towards the parking where most of the users will
progress. Breaking down the longitudinal mass of the buildings is done through the use of
canopies, covered walkways, and projected volumes. Variation on the elevations is more
enhanced through the use of different materials (stone, stucco, wood) and colors (gray,
dark tan). Tower structures are located on the ends as an attempt to anchor the whole
project. The corner of the L-shaped buildings is given importance due to its location and
its role as an entrance to the largest office space of the project. Special attention is given
in designing the back elevations in an attempt to address the adjacent streets. Utilities and
fire risers are located on both ends and are screened with walls.
Parking
The parking will be accessed from the east and the west ends. A two-way drive aisle will
pass through the parking lot. The project can take advantage of the shared parking on the
north side. The parking provides 58 standard, and 4 handicapped parking spaces.
Development Phasing
It is anticipated that the project will begin phase one in November of 2003. Construction
duration is estimated at approximately 6 months.
Project Description and Planning Objectives

Project Location
The project is located at the northwest corner of Boardwalk Drive and JFK Parkway. The
site is surrounded by commercial and business commercial developments with a
residential complex to the northeast. Visibility of the site is limited from College Avenue,
but it is strong from both Boardwalk Drive and JFK Parkway. The proposed project will
serve the community of Fort Collins in general and the residents and workers of the
neighborhood in particular.
Project Scope
The one story project will be built in two phases as building one and building two. The
modulation of the project will allow for the creation of small retail and office spaces of
800 sq. ft. area, which may be doubled or tripled. The large southeast office will occupy a
dental clinic. The project can accommodate dining spaces with an outdoor seating area.
Zoning
The project is in the C-Commercial District. All uses proposed are permitted in Type -I
category. The City of Fort Collins requires that the building edge is set at 10'-25' from
the right-of-way of JFK Parkway, and due to the requested easement and revised property
line, at 19.5' from the right-of-way of Boardwalk Drive. To protect the existing trees on
the east side and to be out of the storm easement, the building edge could not fall in the
10'-25' zone of setback, but maintains a close to street feel. Orientation of the buildings
towards the parking lot, connecting pedestrian circulation to flow into the site, and using
architectural elements towards the public street side all are intended to reflect the City's
planning goals for the site.
Site and Landscape
The intent of this landscape plan is to provide an aesthetic landscape with plant materials
that are adaptive to and conditions of the Northern Colorado Front Range. Plants were
placed to frame views of the building and store signage while providing shade, seasonal
interest, and screening of parking areas, service areas, and trash dumpsters from J.F.
Kennedy Parkway and Boardwalk Avenue. Existing evergreen and canopy trees will help
transition the new building into the existing surrounding commercials developments. The
landscape plan has incorporated plant materials that are easy to maintain and requires
limited amounts of water after establishment.
