2. What is the timeframe for the master plan improvements? This could determine how much landscaping is
installed through this final plan. Or, Steve 0., do they need to install all of their required trees after they get
their final approval?
3. Do both of these designs (temporary and final) meet the requirements of a public park for the LMN zoning
district?
4. Is this what we want? In other words, do you like this design?
Let me know if I missed anything or you have additional thoughts/questions/comments. I'm hoping to respond to
Terence fairly quickly, i.e., today or tomorrow. Please let me know if that does NOT work for you.

Lindsay and Steve,
As promised, I have attached one interim concept plan of how to do deal with the wetland mitigation
and park issue. This is pretty close to what we talked about last week, though I have included a little
more turf grass in the park area. Not really useable to play ball, but it could be used for picnics and
such. With my rough calculations, we will have enough wetland mitigation area. I have also taken a
look at what the park area would look like in the ultimate condition. In the ultimate, the final park area
works much better. I would spread out the water quality pond to make a gentle slope, where the entire
area could become useable turf grass, keeping the pathways and benches etc.
Assuming this concept works, all that would remain to be decided is how much landscaping to put in
now, and what to wait on for the ultimate channel. The big one being the trees of course.

Lindsay,
Wes and Shane will need to look at this but one comment I have is the area called out as bi pass wetland
channel appears to be more of a wetland mitigation area instead of a channel. Maybe I need to see the bigger
picture to see what it might tie into on either side. Let's see from the guys If the volumes and grades work out; it
should be OK.

Good morning everyone,
As you know, we are working on the wetland mitigation designs for the Sanctuary West project, so that both the
temporary mitigation (their initial project development) and the final mitigation (after the stormwater master plan
improvements are installed) work from both a wetland perspective and a public park perspective. Please find
attached the concept designs that we (Steve Olt, myself, and Susan Joy) developed with Terence and Bill last
week.
Couple of questions for you all:
1. Assuming this mitigation design meets the volume requirements originally intended (and that will obviously
have to be run through their engineer), do you foresee any problems with the temporary or final designs?
