Box 580 Fort Collins, CO 80522-0580 FROM: Christie Coleman, P.E., CFM M Development Services Engineer DATE: March 28, 2008 SUBJECT: Sanctuary West PDP — City of Fort Collins Referral Post Office Box 1190 Fort Collins, Colorado 80522-1190 (970)498-5700 FAX (970) 498-7986 RECEIVED APR 0 3 2008 Project Descrintion/Backrround: This is an application for rezoning and future development of a 26.6 acre parcel that is located north of West LaPorte Avenue, west of Taft Hill Road in the City of Fort Collins. The site is proposed for 50 single-family dwelling units and 62 duplex units. Review Criteria: Larimer County appreciates the opportunity to review this project, and recognizes that this project is different than a project subject to Larimer County regulations. Many of the recommendations stated below are based on issues and concerns that commonly arise with similar projects in the County. We have requested information and made recommendations that we feel are essential to this project and its impacts to the site and surrounding areas. General Site Comments: 1. This department recommends that Sanctuary West Subdivision receives approval from the New Mercer Canal Company with regard to the proposed grading and storm system improvements adjacent to the ditch. 2. Care should be taken to insure that any historically south and east flowing drainage from the Green Acres development onto this project is not bermed or impounded by proposed grading in the on site detention ponds. Historic drainage paths must be preserved. 3. In the Sanctuary West Floodplain Modeling Report, several typos were noticed in tables 3-6 through 3-12. Please check these tables and revise where needed. 4. In the Sanctuary West Floodplain Modeling Report, Tables 3-11 and 3-12 indicate a 0.6 foot rise in the floodway delineation. Larimer County (and I believe the City of Fort Collins) regulates a 0.50 foot floodway, please revise as needed. 5. In the Sanctuary West Floodplain Modeling Report appendices, the 'floodway delineation information was provided for the existing condition and the floodplain delineation information was provided for the duplicate effective and proposed conditions.
