The driveway curb cuts onto Laporte Avenue must be radial cuts. 2. The New Mercer Ditch Company must sign the subdivision plat and utility plans. 3. Where is the existing hydrant going to be relocated? 4. Rip -rap may be needed at the end of the drainage pipe where it outlets into the New Mercer Ditch. Will the ditch company allow this? 5. A building envelope must be shown on the utility plans for Lot 2. Water/Wastewater: 1. Services must go all the way to a manhole. No 8" main can be in the drive. Stormwater: 1. There is an erosion control escrow fee of $1,000 that must be paid. 2. The New Mercer Ditch Company must approve the rip -rap that is needed at the outlet end of the drainage pipe. 3. There are inconsistencies in notes on the plans that must be revised. This completes staff (and outside reviewing agencies) review and comments at this time. Additional comments and red -lined plans may be forthcoming. Another round of staff review is determined to be necessary before mylars can be submitted. This proposal is subject to the 90-day revision re -submittal requirement (from the date of this comment letter, being April 20, 2004) as set forth in Section 2.2.11(A) of the Land Use Code. Be sure and return all of your red - lined plans when you re -submit. The number of copies of each document to re -submit is shown on the attached Revisions Routing Sheet. The 5' wide utility & drainage easement on the west side of the property is adequate only for Light & Power facilities. If gas is going in this same easement then there will not be enough separation between services. If this is the case then the easement would need to be wider. b. Please coordinate the meter location with Light & Power. c. The property owner is responsible for electric development charges and any necessary system modification charges. d. A pocket easement may be required from the property owner to set a pad -mounted transformer to feed the additional electric load. This transformer would need to be located within 10' of a paved or truck accessible surface. There are the necessary easements on the lot along the west and south lines and any structures will have to meet the required building setbacks from property lines. Planning strongly recommends that a building envelope not be shown on the subdivision plat because any future change in the envelope would then require a replat of the lot.
