It is in Sub - basin Number 50 of the City's West Vine Basin. The site area is 1.63 acres more or less. This project will be to develop two residential lots. There is an existing house and separate garage which will be on one lot. The new building lot will be located in the Southwest corner of the property and will be 12,650 square feet. EXISTING CONDITIONS: The property is bounded on the North by Laporte Avenue; on the East by undeveloped land and the New Mercer Ditch which cuts across the Northeast corner of this site; on the South by undeveloped land; and on the West by the Tenth Green Second Filing which is fully developed. There is an existing house and garage which will remain with this development. There is an existing well located on the East side of the property. The property has a low point on the East property line about 215 feet North of the Southeast property corner. All runoff is to this location. The slope from the Southwest corner to this low point is about 1.5%. The slope from the Northwest corner is about 1%. There is existing curb and gutter across the loth Green Second Filing along LaPorte Ave that dumps runoff on to our site. It then flows across the North side of this site to the low point which then flows into the New Mercer Ditch. Runoff also flows into an area inlet on the South side of the main asphalt road on LaPorte Avenue. There has been some new asphalt patching and placement to help direct runoff into this inlet recently. The pipe from this inlet is Southeast directed to the New Mercer Ditch. All runoff from this site is to the New Mercer Ditch. There is no runoff onto this site from the East. There is runoff onto this site from the South, West, and North. DEVELOPED CONDITIONS: This project will be to develop two residential lots, one is 12,650 square feet and the other one, which will be the existing house and garage is 49,660 square feet. The only proposed improvements to the developed site will be the six foot sidewalk along Laporte Avenue; upgrade the existing driveway to be 20 feet wide and extend it to the new house in back; and construct the new house which is a proposed modular at this time. This project will not have detention or extended detention or erosion control with the construction of the house. The allowable impervious percent for the 100-year event used for the Sub -basin No. 50 was 45%. This project's impervious percent is 24%, therefore with the development of this site we are below the allowable. Also, the new roof drains will be directed to grass swales and then directed offsite as it does historically not requiring detention or extended detention. The site is in the City of Fort Collins West Vine Basin, Sub -basin No. 50. It is located in the Southeast 1/4 of Section 9, Township 7 North, Range 69 West of the Sixth P.M., Fort Collins, Larimer County, Colorado. We are proposing to not have any detention, erosion control, and extended detention on this project, as we are below the 45% 100-year impervious condition allowed in this sub -basin.
