The sizes of the existing Siberian Elms are assigned to the wrong trees. The sizes of the two
north trees should be assigned to the two south trees and the sizes for the south trees
assigned to the north trees.
See information below.
The existing Siberian elms have the following diameters that should be placed on the plan.
Also please confirm the accuracy on the plan of the locations of the existing Siberian elms.
Siberian elm that is the east most tree at the corner of building is 36 inch DBH
Siberian elm just to the west of the above tree is 28 inch DBH
Siberian elm that is furthest the west has two major stems that are 12 inch DBH and 14 inch
DBH.
Siberian elm that is furthest to the north is less than 11 inches DBH.

Tree protection note number 7 that talks about pruning off site trees does not seem to apply to
this project. Remove if it does not apply.
If the applicant wants this note on the plan is should be revised to say in effect the following.
Off -site trees that have canopies that extend over the project shall be evaluated by a ISA
Certified Arborist for pruning. Pruning shall follow the recommendation of the certified arborist
and shall only occur with the permission of the adjacent property owner where the off -site trees
are located. Tree pruning work shall be performed by a City of Fort Collins Licensed Arborist.

from the existing gutter FL spot elevation to where the proposed FL ties into the inlet. It may
be that the existing curb needs to be removed and replaced and the inlet grade adjusted to
get positive drainage from the handicap ramp to the inlet.

11/13/2013: Has there been any further consideration given to reducing the 30-foot width of the
alley? This width seems excessive for expected usage. For example, as measured from
flowline to flowline, a Public Alley is typically 20 feet wide; a public Narrow Local Street is 24
feet wide; a Residential Local Street is 30 feet wide and capable of carrying approximately
1,000 vehicle trips per day. With Willow Street located only 165 away (as measured from
approximate centerlines), a 30-foot alley seems duplicative. The 30-foot width will appear
street -like versus alley -like and will be perceived as being out of scale with other Downtown

11/13/2013: Please consider enclosing the electrical transformer as it is located in a location
where there will likely be considerable pedestrian traffic, bike parking and parking lot traffic.
The enclosure could be three -sided with alley exposure remainining open. Such an enclosure
would contribute to making the courtyard more aesthetic and less utilitarian. Also, the location
is not consistent between the Site Plan and Utility Plan.
