[2/3/05] As previously indicated, has PFA approved the 4-inch fire line sizing?
Number: 74 Created: 2/3/2005
[2/3/05] As previously indicated, maintain 3 feet minimum separation between all existing
and proposed water line taps.
Number: 75 Created: 2/3/2005
[2/3/05] As previously indicated, provide separate water and sewer services for each
proposed use (i.e. commercial vs. residential).
Number: 76 Created: 2/3/2005
[2/3/05] As previously indicated, clearly define all abandonment procedures.
See site, landscape and utility plans for other comments.
Please be sure to return your redlines when you resubmit. The subterranean trash
enclosure shop drawings can and should be submitted separately for an informal review.
If you have any questions regarding these issues or any other issues related to this project,
please feel free to call me at (970) 221-6750.

[1/25/05] Now the parkways have dimensions, but not the sidewalks. Please re -label the
walk widths.
[12/10/04] The proposed parkway on Cherry falls short of the minimum 8'. Please revise.
[9/10/04] Please provide dimensions for sidewalks and parkways meeting or exceeding
LCUASS standards.

Please add a note where street cuts are shown:
Limits of street cut are approximate. Final limits are to be determined in the field by the City
Engineering Inspector. All repairs to be in accordance with City street repair standards.

Topic: Electric
Number: 51 Created: 12/9/2004
[2/4/05] If electric service is 400 amps or less, options include vault or pad location. A vault
is not possible for service over 400 amps. The residential service meters need to be placed
such that they are accessible —in an unlocked location, preferably at eye level. Some of the
development charges won't count because this project is a redevelopment.
[12/9/04] The utility plan states "Existing electric cabinet, relocate underground." The
developer has verbally indicated that the new electric service will be single phase which will
make this statement possible at additional cost. However, if three phase power does
become required, a location for a pad type (above ground) transformer will be necessary.
Normal electric development charges plus costs to modify the electric utility system will
apply.

[11/2/04] FIRE LINE REQUIREMENT:
Buildings that are required to be fire sprinklered shall have a minimum 6-inch fire line unless
hydraulic calculations can support a smaller fire line.
NOTE: The Utility plat indicates a 6" fireline from the proposed building tying into a 4" street
line. This will not be excepted.

Topic: Alley design
Number: 67 Created: 1 /31 /2005
[1/31/05) It appears that there is a significant grade difference between the top of proposed
curb and the existing grades in that location. Please flatten the alley grades (probably to
0.5%) in order to minimize this grade difference.
Number: 68 Created: 1 /31 /2005
[1/31/05] Where the new alley ties into the existing grades, please mill/overlay to approx sta
8+30 to allow the low point to drain. See redlines.

[1/31/05] Max. grade break allowed at curb returns (per LCUASS) is 3%, but 4% is shown
on the west curb return. Sheri has ok'd a variance to this, so please add this to your list of
approved variances. Please list only engineering variances on the utility plans (remove the
stormwater variance).

[1/25/05] The spot elevations provided do not work with the new grades required per the
new ADA details. Please review these details, show the locations of the truncated dome
panels on the ramps, and provide spot elevations at the flowline, back of truncated dome,
and top of ramp.
[12/10/04] Please improve the detail quality - it is very fuzzy- and add interim drawing
1606(a). Also, please provide additional information regarding the ramps (spot elevations)
so that we know they can be properly constructed. This has been a problem in the past.
[9/10/04] The City has just approved new details for pedestrian ramp construction. Please
see attached. These details apply to all projects not yet constructed.

[9/15/04] In the DA for this project, it will be noted that special paving in the ROW is the
responsibility of the Developer/Owner, and that, should the City or other utilities need to
work in the ROW under the paving, they will not be responsible for repaving the area except
for the standard sidewalk.

Staff ha's reviewed your submittal for 317 AND 325 CHERRY STREET, CHERRY STREET
LOFTS PDP/FC #29-03B/C, and we offer the following comments:
ISSUES:
Department: Current Planning Issue Contact: Anne Aspen
Topic: Drainage
Number: 77 Created: 2/4/2005
[2/4/05] There was a discussion at staff review about how the subterranean trash enclosure
would drain. Please clarify the following issues with a revised shop drawing and narrative if
needed to be unofficially routed to me, Jeff Hill, Katie Moore, Doug Moore, and Glen
Schlueter for review:
+in what manner will it drain? If water tight by way of a gasket and/or slight slope on lid, it
can be designed to pump to the wastewater system, which would make sense for clean out
purposes.
+if no method of keeping storm event flows out of the vault then it needs to pump to the
storm sewer system, in which case Natural Resources will want to review how
contamination issues will be handled.

[2/1/05] In the future, please respond to staff review comments right on the copy I email you
(this applies to MTA only —Thanks DMW) Differentiate your comments from ours with italics,
bolding or a different color. Thanks.

[2/1/05] Twice now, I've asked you via redlines to label the various lines on the east
property. Twice you've said you addressed it but they are still not labelled. Please label. It
will help us to identify what's what.
Number: 78 Created: 2/4/2005
[2/4/05] At staff review, Wes and Glen commented that the fire line needs to be sized and
that it will probably need to be 6" not 4".
Number: 79 Created: 2/4/2005
[2/4/05] Also at staff review, Wes and Glen commented that the water and sewer
arrangements would need to be put in the HOA document. We'll need to see this in the form
of a letter of intent from the lawyer or a letter showing the boilerplate language.
