In Multi -story buildings the following requirements shall pertain. 1. The first floor units shall be designated with 100's. 2. The second floor units with 200's 3. The third floor units with 300's, and so forth. B. All brass letters and numerals shall be posted on a black background. C. Some multi -family layouts may require address postings from the back side as well as the front of the buildings. D. A counter clockwise addressing pattern shall be maintained when ever possible. E. An addressing scheme shall be submitted to the fire department for approval prior to being posted on the building. Acknowledged. Fire hydrants are required with a maximum spacing of 600 feet along an approved roadway. The relocation of this utility pole is currently being coordinated with Qwest. It will move to the southern property line. Page 3 Department: Engineering Issue Contact: Katie Moore Topic: Alley design Number: 15 Created: 9/10/2004 [9/10/041 The alley design provided brings up more questions than it answers: - further south, is the existing grade still this flat? - Does the whole alley drain south or is there a high point somewhere? - Does the proposed design need to drop in elevation so that minimum grades can be achieved further south? Please provide additional offsite data/design so that it can be seen that what is proposed to be constructed for this project will work for the rest of the alley. The alley does have a high pom;. r. n, :,. now shown on our grading plan. The proposed design allows the future allev construction to the south to have a minimum grade of 0.50916 to the high point. The grade breaks have been revised Number: 17 Created: 9/10/2004 [9/10/04] The slope shown for the alley as it crosses the sidewalk is shown at 4.5%, but the maximum cross slope for a sidewalk is 2%. At the north edge of the walk, LCUASS allows for a larger than 0.4% grade break and a slope of up to 8%, if needed, down to the flowline. The cross slope has been revised. If this is not being met, then the water will need to be diverted to an under -walk drain. The drainage plan and report now show all offsite flow that comes over this sidewalk. In general: Behind any text must be plain white. Font size/pen width ratios must be met. Simplifying plans helps - less use of shading, speckling, cross -hatching, etc. Drawings have been revised so that there is no lines behind text. Alleys can go down to 12' when the ROW is only 12'. The alley design has been revised accordingly. Please adjust your line weights and seriously reduce the impact of or eliminate the patterns on both plans. They are difficult to read and won't be scannable either. Clarify how the front courtyards will work. Show at least doorswings and outlines of individual units on your site plan too. Refer to 4.12 (E)(2)( c), (E)(3)( c) and (E)(4)(b) and ( c) regarding the importance of designing for the pedestrian. If you move the building to the west, your walkway will be a mere 2.5' unless you rethink the storage closets. There are details on your photometric plan that indicate the storage closet has direct access pass -through. I doubt this would work too well. Besides, the garage needs to be set back more so 1 think you'll need to rethink it. You've got an awful lot of space up under the roof...
