Ivy on the south elevation is a good idea to cover the elevation but switch from Boston Ivy
to another type of ivy that is more sun tolerant.
The following departments and entities have indicated that they have no comments about
the submittal: Water Conservation, the Post Office, Streets and Park Planning.
Comcast Cable will require a 6-foot utility easement along both the alley and Cherry
Street so that they can place facilities to serve this project.
Forestry had a few comments including updated notes for your landscape plans and a
couple of comments on your Latin names.... Refer to his redlines.
Be sure and return all of your redlined plans when you re -submit.

[9/14/04] Please add additional mitigation of the rear garage wall and front garage wall
with more than the roof plane change and the doorways: a window on the west side of
the north elevation? One on south elevation depending on context? Something to
humanize the alley elevation? If you set the garage back from the south just a few inches,
you might be able to squeak a little overhang which would help to bring a more human
scale to the overall mass and match the house better. Reduce the overall height of the
garage roof to make it less overbearing.

We will change the project from a Type I to a Type II per your request so that retail can
remain an option for the commercial units. This will mean that the P&Z Board will review

about on the phone.

south, is the existing grade still this flat? - Does the whole alley drain south or is there a
high point somewhere? - Does the proposed design need to drop in elevation so that
minimum grades can be achieved further south?
Please provide additional offsite data/design so that it can be seen that what is proposed
to be constructed for this project will work for the rest of the alley.

break allowed is 0.4%. Please revise.

the maximum cross slope for a sidewalk is 2%. At the north edge of the walk, LCUASS
allows for a larger than 0.4% grade break and a slope of up to 8%, if needed, down to the
flowline.

[9/14/04] The site plan and landscape plan would be lots more legible at 1 "=10'. Please
adjust your line weights and seriously reduce the impact of or eliminate the patterns on
both plans. They are difficult to read and won't be scannable either. Clarify how the front
courtyards will work. Show at least door swings and outlines of individual units on your
site plan too. Refer to 4.12 (E)(2)( c), (E)(3)( c) and (E)(4)(b) and ( c) regarding the
importance of designing for the pedestrian.

Please recess the upper (residential) windows and add 3/4-1" trim to create shadow lines

your site plan. There are details on your photometric plan that indicate the storage closet
has direct access pass -through. I doubt this would work too well. Besides, the garage
needs to be set back more so I think you'll need to rethink it. You've got an awful lot of
space up under the roof...
