[11/21/031 How was the ROW for West Street, Elm Street, and the
alley originally dedicated?
Number: 9 Created: 11/21/2003
[11/21/031 A Development Agreement will be needed for this
subdivision to address concerns about the alley and sidewalk
improvements. The alley will have to be designed and constructed if
more than one dwelling unit takes access off of it. The current
sidewalk along Elm Street does not meet standards, so each lot would
be responsible for constructing a sidewalk to standards as it
develops.

[12/3/03] Please submit a utility plan set per LCUASS.
Number: 15 Created: 12/3/2003
[12/3/03] Prior to formal submittal of this replat, the developer
asked about the possibility of vacating ROW on West Street. As
noted on the plat, some vacation of ROW on West Street has already
occurred, and the question of vacating more ROW was raised. if
further ROW vacation proposed by this development, then a formal
request for that vacation will need to be submitted to the City and
routed to all affected parties. The only ROW the City sees as a
possibility for further vacation is the triangular portion adjacent
to this replat, but this is a preliminary assessment and would,
again, need to be routed to and approved by all affected parties
(utilities, City departments, neighbors) and would also need to be
approved by City Council. The instructions for requesting ROW
vacation are attached.
