On Tuesday, March 23rd, 2004, at 5:30 p.m. or as soon thereafter as possible, in the City
of Fort Collins Current Planning Conference Room, 281 North College Avenue, Fort
Collins, CO.*, the City of Fort Collins Administrative Hearing Officer will conduct an
Administrative Hearing for a development proposal in your neighborhood. The project is
known as Shaw Replat, File #36-03.
This is a request to replat a 16,252 square foot parcel, located at 1112 Elm Street, into
three lots. The intent is to construct two new single-family residences. There is currently
one single-family residence on the property, which is zoned NCM — Neighborhood
Conservation, Medium Density.
If you have any interest or concern about this proposed project, you are encouraged to
attend this public hearing. At the hearing, you will have the opportunity to hear from the
City staff and the project applicant about the details of the project. You will also be
given the opportunity to state your views about the project.
The affected property owners list for this public hearing is derived from official records of
the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have
been missed. Please feel free to notify your neighbor of this pending meeting so all
neighbors may have the opportunity to attend.
