Dear Basil,
This project is proposing to build two new houses on lots 1 and 2, Block 326, Capitol Hill Addition
' to the City of Fort Collins, Colorado. The site area is 16,251 square feet. These lots will be
replatted into three lots to be known as Shaw Replat. The property is in the City of Fort Collins Old
Town Basin.
' There is an existing house, garage, outbuilding and walks on site now. The property is bounded on
' the South by Elm Street on the West by a 20-foot wide alley, on the North by an existing house, on
the East by West Street which is not developed, and on the Southeast by Arthur Ditch which flows
Southwest.
' There is no off -site flow that enters this site. All flow from this existing site is to Arthur Ditch. The
site slopes Southeast at about 2%. About 1/2 of the site flows to Elm Street, then East to an existing
' combination inlet just West of the bridge for Arthur Ditch, then from the inlet in a 12" RCP to the
ditch. The other 1/2 of the site flows directly to the ditch.
' This project will be to remodel the existing house, remove the existing garage and build a new
garage North of the house, and construct two more houses with detached garages.
' The City Old Town Basin used an impervious percent of 47% to calculate runoff in the basin. In
discussing with Glen Schlueter and Wes Lamarque in your department, it was decided that if this
new construction were less than the 47% impervious no detention would be required. I calculated
' the impervious percent to be 45.6%. The owner is also using a concrete block driveway filled with
dirt then grassed to reduce runoff.
It was also discussed that this being an infill, and no other place with which to direct our runoff, we
would allow the runoff from this site to enter the Arthur Ditch as it has historically done.
' This will also propose no erosion control or BMW's due to the small size. Normally, in new housing
development, individual house construction does not require erosion control and basically that is
what this project is. However, the minimum erosion control escrow of $1,500 will be required.
