City Planning and Environment cervices Current Planning City of Fort Collins August 5, 2004 Dear Resident: The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, August 26th, 2004, at 6:00 p.m. in the Council Chambers', City Hall West, 300 LaPorte Avenue, will hold a public hearing on a proposed project in your neighborhood. The proposed project is commonly known as the Cherry Street Lofts Modification of Standard, File #29-03A. This is a request for a modification of standard to Section 3.2.2(K)(1)(A) of the Land Use Code to waive the total number of off-street parking spaces required for nine multi -family dwelling units at 325 Cherry Street and one single-family dwelling unit at 317 Cherry Street. On September 4, 2003, the Planning and Zoning Board approved a request for modification for 325 Cherry Street only. This new modification request is to include 317 Cherry Street in the previous modification request. The future PDP project scope will include 10 dwelling units, one of which will be an affordable housing unit, (at 317 Cherry Street) as required by the conditional approval of the previous , modification request. Both parcels combined are approximately 0.27 acres and are zoned D — Downtown. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected properry owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. Please Note: Due to the number of projects being reviewed by the Board, there is no guarantee this item will be heard on the date advertised. For the benefit of those attending the meeting, the Board typically sets their schedule at the beginning of the meeting.
