c. Drainage and erosion control reports are part of the submittal.
d. The current rainfall criteria have been used to calculate detention
requirements for the site.
e. The detention pond is located at the northeast corner of the project.
5. Light & Power:
a. Acknowledged.
b. Acknowledged.
c. We will coordinate the transformer location.
d. Easements will be provided in the form of standard utility easements — see
plat.
e. Acknowledged.
6. Transportation Planning:
a. A TIS is a part of the submittal package and it addresses.
b. Acknowledged.
c. The nearest transit stop is located within '/a mile from the site, at JFK
Parkway.
d. Bicycle parking is provided at the northeast corner of the building.
e. The issue of dual left turn lanes is addressed in the TIS.
7. Natural Resources:
a. Acknowledged.
b. Acknowledged.
c. The existing trees are either Chinese or Siberian Elms. We will contact the
City Forester to evaluate the quality of these trees.
d. The trash enclosure will match the building materials and will contain room
for recycling containers.
8. Poudre Fire Authority:
a. A fire hydrant is shown at the main entrance off of Boardwalk Drive.
b. Acknowledged.
c. Acknowledged.
d. A 20' wide fire lane is shown on the site plan. The building will be equipped
with an automatic fire suppression system.
9. Lot 2 will not be a part of the proposed PDP and will be developed at a later
date.

Development Plan, Type I
Dear Steve,
The comments below address the issues raised at the First Main Street Bank
Conceptual Review meeting.
1. Zoning:
a. Acknowledged. We are anticipating a Type I Hearing based on the
proposed land use.
b. Acknowledged.
c. The parking for the site exceeds the maximum by 6 spaces.
d. Acknowledged.
2. Engineering:
a. A full set of Utility Plans is included with submittal.
b. Acknowledged.
c. A TIS is provided.
d. Acknowledged.
e. Acknowledged.
f. Additional right-of-way is provided along Boardwalk to allow for a decel lane
in order to access the site and Whalers Way.
g. Acknowledged.
h. Acknowledged.
i. This property is not seeking any access to Harmony Road.
3. Water/Wastewater:
a. Water service will come from the main in Boardwalk Drive.
b. Sewer service will come from an existing tap in Boardwalk Drive.
c. Acknowledged.
