PROPERTY DESCRIPTION
A parcel of land being part of Tract A, WHALERS COVE AT THE LANDINGS P.U.D.
(WCLPUD), as recorded in Book 1938 on Page 745 of the records of the Latimer County Clerk
and Recorder (LCCR), and being part of the Southeast Quarter (SE1/4) of Section Thirty-six
(36),
AND
A parcel of land being part of the Southeast Quarter (SE1/4) of Section Thirty-six (36)
ALL in Township Seven North (T.7N.), Range Sixty-nine West (R.69W.), City of Fort Collins,
County of Larimer, State of Colorado and being more particularly described as follows:
Said parcel of land previously platted as RAFFERTY'S P.U.D. as recorded March 1, 1996 as
Reception No. 96014726 of the records of the Larimer County Clerk and Recorder.
BEGINNING at the South Quarter Corner of said Section 36 and assuming the South line of
said SE1/4 as bearing North 89°52'34" East, being a Grid Bearing of the Colorado State Plane
Coordinate System, North Zone, North American Datum 1983/92, a distance of 2652.19 feet
with all other bearings contained herein relative thereto:
THENCE North 89°52'34" East along said South line a distance of 553.24 feet (Rec. 553.24
feet);

distances:
THENCE along the Arc of a curve which is concave to the Northeast a distance of 25.38 feet,
whose Radius is 15.00 feet, whose Delta is 96°57'13", and whose Long Chord bears North
48°53'04" West a distance of 22.46 feet to the Point of Tangency (PT);
THENCE North 00024'28" West a distance of 378.00 feet to a Point of Curvature (PC);
THENCE along the Arc of a curve which is concave to the West a distance of 141.50 feet, whose
Radius is 690.00 feet, whose Delta is 11'45'00", and whose Long Chord bears North 06°16'58"
West a distance of 141.26 feet to a Point of Reverse Curvature (PRC);
THENCE along the Arc of a curve which is concave to the Southeast a distance of 20.09, whose
Radius is 15.00 feet, whose Delta is 76°44'16", and whose Long Chord bears North 261,12'41"
East a distance of 18.62 feet to the PT;
THENCE North 64034'49" East a distance of 338.30 feet to the most Westerly and Northerly
corner of the aforesaid WCLPUD. From said point the Northwest Corner of the aforesaid Tract
A bears South 00°15'00" East (as platted) a distance of 1.10 feet, according to the aforesaid
subdivision plat
