[9/21/05] There is a water main and a sanitary sewer that extend west from Taft on the
south side of the Farmers Table and behind the buildings to the northwest. Field locate
these lines and show on the site plan so that potential conflicts (if any) can be identified.

PLAZA) WTF - TYPE I, and we offer the following comments:

[9/21/05] Staff is concerned about the visibility of this tower from Taft Hill Road and the
neighborhood to the south of the shopping mall. Please show other possible locations and
tower configurations that will reduce the visibility of this equipment: can you locate on top of
the existing roof? Can you use equipment that is less visually intrusive? Can you locate
somewhere else on the site that would have fewer impacts to the surroundings? We have
several good examples here in Fort Collins that better achieve compatibility. Please let me
know if you would like pictures of these.

[9/20/05] The Building Inspection Department requires a pre -submittal Code Review
Meeting for all projects. This project must meet the UBC and the2005 National Electrical
Code. Plans Analyst Rick Lee advises you to be aware that Fort Collins is a high wind
location (100 mph) so the mounting devices need to be designed to satisfy this requirement.
A scan of their comments will be emailed along with your staff review comment letter.

[9/20/05] As mentioned by other reviewers below, the overall site plan is not particularly
clear. Please revise this drawing to clearly show the property boundaries (label them) and
the entire existing building footprint (use proper line weights) of the shopping center. You
should also show the neighboring footprints to the south and southeast and indicate whether
they are commercial or residential so we can evaluate any impacts to these abutting
properties.

[9/20/05] Per the Land Use Code, you must provide a foot of setback from the nearest
property line for every foot of height for a monopole assembly unless you demonstrate to the
Director of Current Planning that the structure would collapse not topple. It appears that you
may have already met the setback requirement. This will be confirmed once you have
labeled the property line.

[9/20/05] If the facility remains in the proposed location or in the existing access drive aisle
behind the shopping center, it seems advisable to add some very discreet security lighting
or reflective signage so that vehicles will see the new structure. If the adjacent use to the
south are residential, the design of this lighting will need to be very sensitive to these
