The proposed project is commonly known as 325 Cherry Street Modification of Standards, #29-03. The owner of the existing light -industrial building at 325 Cherry Street intends to submit an application to redevelop the building as a mixed use building with the office and residential units. The Fort Collins Land Use Code would require a minimum of 12 off-street parking spaces to serve such residential units. The applicant requests a modification to Section 3.2.2(K)(1)(a) of the Land Use Code to waive the requirement that off-street parking spaces be provided for up to 8 one -bedroom residential dwelling units on the site. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. Owners of record (derived from official records of the Larimer County Assessor) for properties within 500 feet of the site have been mailed notice of this hearing. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
