Staff has reviewed your submittal for HOUSKA AUTOMOTIVE PLAT, TYPE I (LUC), and we
offer the following comments:
ISSUES:

[10/28/03] The utility plans are being routed seperately and need to be coordinated with this plat. Per a telephone
conversation with Dick Rutherford with Stewart & Associates prior to this submittal, the existing ROW needs to
be researched and shown on the plat/utility plans. The existing and proposed ROW needs to be dimensioned
of the CL so that we can determine if the correct ROW is being dedicated with this plat. The plat is currently
showing 21' being dedicated but that was based on my best guess only.

(09/23/03) Corrections to the Statement of Ownership, Certificate of Dedication, Maintenance Guarantee, Repair
Guarantee, Attorney's Certificate, and the Engineering and Planning Signature blocks are required. Also missing the
City Clerk's signature block. Please see attached for the correct plat language.

(10/28/03] The project title needs to be coordinated with the Utility Plans. The plat says "Houska South" and the Utility
Plans say "Houska Automotive". Which one is correct? In any case, the word "Subdivision" needs to be removed from
the title.

[10/28/03] Dimension the widths of the Public Utility and Drainage Easement in the various places indicated on the
redlines. Spell out the word "Easement".

(10/27/03] Please show the floodway boundary on the plat as well. Floodplain boundary in shown correctly.
