locations will need to be coordinated and shown on the utility plan.

and the grading plan. The water quality outlet structure can be sized to
your need and does not need to be 5-foot by 5-foot.

[8/ 12/05] 1. There should be a note on the
plan indicating what areas are to be seeded/mulched, and/or sodded (e.g.
the WO pond, etc?).
2. Please put the most current erosion control notes on the plan.
The following comments/concerns were expressed at to City staff review on
September 21, 2005:
Engineering:
1. There is a Development Agreement issue regarding the Bellwether,
PDP and West Vine Drive improvements. The Adrian, 1st Filing project
needs to pay money to Larimer County for improvements.
2. Please contact Susan Joy to discuss some minor issues before
submitting mylars. She will want to see paper copies addressing her
issues and then the mylars can be submitted. Another round of
review is not needed.
Light & Power:
1. Provision of electric service to Lots 1 & 4 is somewhat problematic.
Please contact Janet McTague, at 224-6154, to discuss her
concerns.

[9/20/051 The line work on Vine Drive is new and a little confusing. Could
you clean this area up and eliminate what I think is the construction limits?
Just show Vine Drive and tie your site and the driveway to the east into it.
Also, there is some sort of box newly shown that is not labeled and I'm not
sure what this is supposed to be or if you are actually constructing
something. It doesn't show up on the utility plans. Please clarify. Also,
some of the driveway line work disappeared, see redlines.

[9/20/05] Place the "Note To Builder" from the plat on the Site plan as well
so that it is very clear to both builders and buyers where the roof drains will
be directed.
Topic: Vine Drive

[9/20/05] See redlines for note comments. The plans will still label the
Vine Drive improvements as if the Adrian project is constructing the work
and we'll handle the responsibility of the actual construction in the DA. The
county has requested that a permit be obtained prior to any construction in
their row and if at that time their road widening project has not been
completed, you may include your portion in with theirs and substitute cash
in lieu of the actual construction. I'll draft this all out and include it in the
draft DA for you and/or we can talk more about it over the phone too.
[8/ 10/05] Vine Drive Improvements: the Bellwether, PDP has included the
road widening design from Briarwood to Taft in their plan set so Adrian will
need to remove that portion of the design from this plan set. Please place a
note on the plans references the other utility plan set and tie your design
into theirs. JR Engineering is the designer on the Bellwether, PDP and you
can call them for plans or wait until I get the mylars and I can make copies
for you in a week or two.

[8/ 16/05] The legal descriptions and exhibits were reviewed and found to
be accurate. I will send you the appropriate dedication statements that the
applicant will need to fill out and sign so that I can take the dedications
through the city's process.
[12/ 13/041 Will need to dedicate the additional foot and a half of row along
the undeveloped tract to Vine Drive row so that the sidewalk can be
installed. You may do this by separate document and will need to provide a
legal description and exhibit along with the dedication statement. I can
