Vine Dr. Dear Planning and Zoning Members and Staff, It is with concern that I again write to express our views concerning the proposed development at 2333 W. Vine Dr. We understand the City Code to state that "New developments in or adjacent to existing developed areas shall be compatible with the established architectural character of such areas..." Jamming 8 new houses in an area that should hold no more than 3 is not compatible with the existing neighborhood. Most of the new lots would be less than half the size of surrounding properties! Splitting the proposed land into 2 parcels appears to be a way to avoid paying for improvements that will then be needed along Vine Drive. Who will end up paying for those needed improvements in the future? Currently the volume and speed of traffic along Vine makes one pretty nervous to walk along the "Sidewalk". You see it's not a real sidewalk ... a painted line is all that separates pedestrians from the traffic. Tragedy is only a call on a cell phone or a dropped CD away! This area does not need more traffic and more pedestrians. It wasn't built for high density. I think Vine Drive is about the same size as it was when the area was all rural. My parents and I moved here to expecting the neighborhood to retain it's character, currently a pleasant blend of rural and residential, please don't let higher density housing change all that. Most sincerely, William J. Dieter Irene A. Dieter Heather D. Bartmann all residing at 2600 W. Vine Dr., Fort Collins
